Property Preservation Coordinators are professionals responsible for overseeing the maintenance and security of foreclosed or vacant properties on behalf of lenders, mortgage companies, or property management firms. Their primary duties include coordinating repairs, ensuring properties are compliant with local codes, scheduling inspections, and managing vendors who perform cleaning, landscaping, and repairs. They play a crucial role in protecting the value of properties while they are unoccupied and preparing them for resale or rental. Attention to detail, organization, and strong communication skills are essential for success in this role.

What are the key skills and qualifications needed to thrive as a property preservation coordinator?

To thrive as a Property Preservation Coordinator, you need strong organizational skills, attention to detail, and knowledge of property management or real estate, often supported by a background in business or related fields. This position is responsible for managing property preservation activities, investor claims, and post-foreclosure processes to ensure compliance with investor, insurer, and regulatory requirements. The Property Preservation Specialist works closely with attorneys, vendors, preservation companies, investors, and internal departments to protect UHC's collateral, minimize financial losses, and ensure claims are filed, processed, and paid accurately and within required timeframes. This role plays an important part in supporting UHC's mission of serving Utah's housing needs through finance and innovation.

UHC's mission is to serve Utah's housing needs through finance and innovation. We are guided by core values of integrity, respect, communication, teamwork and collaboration, and growth and development, which shape how we work together and support the communities we serve. We are looking for someone who embodies these values and takes pride in contributing to a purpose-driven organization.

This Property Preservation Specialist reports to the Default Manager and is classified as a non-exempt position, and pays between $46,821 and $61,246 annually, based on education and experience. UHC offers a comprehensive benefits package that includes employer contributions to Utah Retirement Systems (URS), PEHP traditional health plans, and a high-deductible health plan with HSA contributions. Additional benefits include dental and vision coverage, flexible spending accounts, group term life and accident insurance, and retirement options including 401(k), 457, IRA, and Roth IRA plans. Employees also enjoy an onsite fitness center, 30 minutes of paid daily exercise, a convenient onsite market, flexible work hours, and limited remote work opportunities within a supportive, coaching-oriented environment.

The Property Preservation Specialist serves as the primary coordinator for property preservation activities and investor claim administration throughout the default servicing process. This role manages property inspections, preservation work orders, hazard insurance claim repairs, and vendor relationships to ensure properties are properly secured, maintained, and conveyed in accordance with investor requirements. The position monitors preservation timelines, coordinates with attorneys and preservation companies, authorizes necessary work, pays vendor invoices, and documents all activity within the mortgage servicing system to ensure accurate recordkeeping and regulatory compliance.

This Property Preservation Specialist supports the operational success of the department by preparing and filing investor claims for foreclosures, Claims Without Conveyance of Title (CWCOT), Deeds in Lieu of Foreclosure, short sales, and other default-related activities within required investor timeframes. Responsibilities include monitoring claim payments, resolving suspended or denied claims, applying claim proceeds, requesting conveyance and over-allowable extensions, preparing appeals when necessary, and ensuring title packages are submitted and approved by HUD. The position also tracks investor deadlines, updates departmental reports, responds to demand and non-compliance letters, and helps protect UHC from financial losses by maintaining strict adherence to investors and regulatory guidelines.

The Property Preservation Specialist collaborates with attorneys, investors, government agencies, vendors, and internal departments to support efficient servicing operations and maintain compliance throughout the default servicing process. Responsibilities include responding to homeowner inquiries, documenting servicing activity within the mortgage servicing system, assisting with audits, supporting collection and default servicing efforts when needed, and providing backup support to the Loss Mitigation team by filing Partial Claim, Loan Modification, and other retention claims. The Property Preservation Specialist contributes to a collaborative, customer-focused environment while ensuring UHC's assets are protected and servicing activities are completed accurately, timely, and in accordance with applicable requirements.

Qualified candidates should have a high school diploma or equivalent. A college degree in Business, Finance, or a related field is preferred. Candidates should also have at least two years of mortgage servicing experience, with experience in default servicing, foreclosure, claims administration, or property preservation preferred. The successful candidate will demonstrate strong knowledge of mortgage servicing operations, foreclosure and bankruptcy processes, investor claim requirements, and property preservation guidelines. Candidates should possess excellent organizational and problem-solving skills, proficiency with Microsoft Word and Excel, strong attention to detail, and the ability to prioritize multiple deadlines while providing exceptional customer service. The ideal candidate is adaptable, self-motivated, and committed to maintaining compliance while supporting the organization's mission and values.
