Position Overview

Hunt Property Solutions is seeking an experienced Property Manager to oversee the daily operations, financial performance, and tenant relationships for a portfolio of commercial and institutional properties in Western New York. The ideal candidate is a hands-on operator who excels at budgeting, vendor and maintenance oversight, and ensuring safe, efficient, code-compliant facilities for our clients.


Key Responsibilities

  • Serve as the primary point of contact for owners and tenants, providing prompt, professional response to inquiries, service requests, and issues.
  • Coordinate and oversee day-to-day building operations, including maintenance, janitorial, landscaping, and utilities management to ensure reliable, efficient building performance.
  • Conduct regular property inspections, document conditions, and proactively plan corrective and preventive maintenance, capital repairs, and building improvements.
  • Manage vendor relationships: obtain bids, negotiate and administer service contracts, monitor performance, and ensure all vendors meet insurance and safety requirements.
  • Prepare and manage annual operating budgets, track income and expenses, and produce periodic ownership reports, including variance analyses and recommendations.
  • Oversee rent billing and collections processes, monitor delinquencies, and coordinate with internal resources or ownership regarding collection strategies.
  • Support lease administration, including abstracting key terms, tracking critical dates, coordinating renewals, and ensuring compliance with lease obligations by both landlord and tenants.
  • Ensure compliance with applicable local, state, and federal codes and regulations, including life safety, accessibility, environmental, and City of Buffalo property requirements where applicable.
  • Assist with planning and execution of capital projects, tenant fit-outs, and building upgrades in coordination with ownership, contractors, and internal teams.



Requirements

Qualifications

  • Bachelor's degree in business, real estate, facilities management, or related field preferred, or equivalent combination of education and experience.
  • 2+ years of experience in commercial property management, facilities management, or related building operations roles; experience with healthcare, education, or industrial assets is a plus.
  • Strong financial acumen with demonstrated experience in budgeting, variance analysis, and reviewing financial reports for income-producing properties.
  • Proven track record of effective tenant relations, conflict resolution, and customer service in a commercial or institutional environment. Working knowledge of building systems (HVAC, electrical, plumbing, life safety) and comfort coordinating maintenance and capital repairs with contractors and service providers.
  • Familiarity with relevant New York State and City of Buffalo property codes, licensing, and regulatory requirements, or ability to quickly learn and apply them.
  • Proficiency with property management or work order software and standard office applications (email, spreadsheets, word processing, and reporting tools).
  • Strong organizational skills, attention to detail, and ability to prioritize and manage multiple properties, stakeholders, and deadlines in a fast-paced environment.
  • Compensation for this role is competitive and commensurate with experience, including a base salary, performance-based incentives, and a comprehensive benefits package with health coverage, retirement plan options, and paid time off.
