Property Manager – 575-Unit Community

Huntsville, AL

We are seeking an experienced, motivated Property Manager to oversee a 575-unit multifamily community in Huntsville, AL. This is a highly visible leadership role for someone who can confidently manage day-to-day operations while driving occupancy, financial performance, team success, and resident satisfaction.

The ideal candidate is a strong leader who thrives in a fast-paced environment, has excellent organizational skills, and understands what it takes to successfully operate a large multifamily community.

Key Responsibilities

  • Oversee the daily operations and overall performance of a 575-unit multifamily community
  • Lead, coach, and supervise onsite team members, ensuring accountability and strong performance
  • Drive leasing activity, occupancy, renewals, and resident retention
  • Monitor leasing performance and implement strategies to maintain and improve occupancy
  • Oversee maintenance operations, work orders, unit turns, and property upkeep
  • Manage relationships and performance of contractors, vendors, and service providers
  • Assist with staff scheduling, training, performance management, and team development
  • Oversee rent collection, revenue management, and financial performance
  • Assist with preparing, managing, and tracking the property budget
  • Monitor expenses and identify opportunities to improve operational efficiency
  • Maintain extensive tracking and reporting related to occupancy, leasing, collections, maintenance, and property performance
  • Build strong relationships with residents and foster a positive community environment
  • Handle resident concerns, complaints, and conflict resolution professionally and effectively
  • Ensure compliance with company policies, Fair Housing requirements, and property standards
  • Conduct regular property inspections and ensure the community is maintained to a high standard
  • Work closely with ownership and regional leadership to communicate property performance, challenges, and opportunities
  • Take ownership of the community and lead by example

What We’re Looking For

  • 3+ years of multifamily property management experience, preferably overseeing a large community
  • Proven experience managing a high-volume, multifamily property
  • Strong leadership and team-supervision skills
  • Solid understanding of leasing, occupancy, collections, maintenance, and property operations
  • Experience with budgeting, financial reporting, and revenue management
  • Excellent organizational and time-management skills
  • Strong communication and interpersonal skills
  • Ability to handle difficult resident situations and resolve conflicts professionally
  • Highly accountable, proactive, and solution-oriented
  • Strong attention to detail with the ability to manage multiple priorities
  • Comfortable working in a fast-paced environment where no two days are the same
