The Property Manager is responsible for the overall performance, operations, and resident experience of an income-producing residential community. Under the supervision of the Regional Property Manager, this role provides hands-on leadership across leasing, financial performance, onsite team management, resident relations, and property maintenance while ensuring compliance with company policies and applicable regulations.
This position requires a strong on-site presence to effectively lead the team, support residents, and maintain the physical and operational standards of the community. The ideal candidate is an experienced property management professional who is organized, proactive, customer-focused, and capable of balancing day-to-day operations with strategic oversight.
Key Responsibilities
Operations & Administration
  • Maintain a consistent on-site presence to oversee daily operations and serve as the primary point of contact for residents, staff, and vendors
  • Partner closely with the Regional Property Manager to execute operational strategies and uphold company standards
  • Conduct regular inspections of apartment homes, common areas, and grounds to ensure safety, cleanliness, and curb appeal
  • Oversee move-in and move-out processes, including unit inspections and documentation
  • Ensure timely and accurate submission of operational reports and required documentation
  • Identify opportunities for operational improvements and recommend solutions to enhance efficiency and performance

Financial Management
  • Ensure accurate rent collection, daily deposits, and proper accounting of all community income
  • Manage delinquency processes, including notices, follow-up, and coordination of eviction activity in compliance with legal requirements
  • Adhere to company accounting directives, including weekly and monthly reporting and expense controls
  • Prepare and manage the community operating budget; recommend strategies to maximize income and control expenses
  • Review lease renewals and recommend rent adjustments based on budget objectives and market conditions
  • Assist with capital improvement planning, vendor bid reviews, and contract oversight

Marketing & Leasing
  • Lead leasing efforts by demonstrating apartment homes, presenting community features, and securing leases and deposits
  • Ensure accurate lease administration, resident records, and timely data entry in property management systems
  • Maintain awareness of market trends and competitive properties to inform pricing and marketing strategies
  • Support marketing initiatives, promotions, and outreach efforts
  • Monitor leasing performance and provide coaching or training to improve closing ratios
  • Review and approve resident applications in accordance with Fair Housing and company policies

Leadership & Team Management
  • Maintain an active on-site leadership presence to support, supervise, and develop onsite staff
  • Hire, train, coach, and evaluate team members to ensure strong performance and accountability
  • Conduct regular staff meetings and provide clear direction, expectations, and feedback
  • Foster a collaborative, professional, and service-oriented team culture
  • Address performance issues and operational challenges in a timely and effective manner

Resident Experience & Customer Service
  • Ensure residents receive prompt, professional responses to service requests and concerns
  • Oversee timely completion of maintenance requests and vendor work, ensuring quality and communication standards are met
  • Maintain high standards of resident service, safety, and community appearance
  • Ensure security deposit dispositions are completed accurately and within required timeframes
  • Uphold Fair Housing, ADA, safety, and hazard prevention policies at all times
  • Represent the company and community with professionalism in all interactions, both in person and on the phone

On-Site Expectations
  • This position is primarily on-site and requires regular physical presence at the community during standard business hours
  • On-site leadership is essential to support residents, supervise staff, monitor property conditions, and ensure operational excellence

  • Minimum of 5 years of property management experience
