We are a growing property management company committed to providing exceptional service to our residents while maintaining high-performing apartment communities. We are seeking an organized, detail-oriented, and customer-focused Assistant Property Manager to support the daily operations of one of our Jacksonville communities.

Position Summary

The Assistant Property Manager assists with the daily management and operations of the community, including leasing, resident relations, rent collections, vendor coordination, administrative functions, and ensuring compliance with Company policies. This position works closely with the Property Manager to achieve occupancy, financial, and resident satisfaction goals.

Essential Duties and ResponsibilitiesLeasing & Resident Relations
  • Attract prospective residents through marketing initiatives, referrals, and property tours.
  • Respond to prospective resident inquiries and assist with the leasing process.
  • Interview applicants and assist with background and credit screening.
  • Enforce lease agreements and community policies.
  • Address resident questions and concerns promptly and professionally.
  • Inspect vacant and rent-ready apartments to ensure readiness for new move-ins.
  • Promote resident satisfaction and assist with resident retention efforts.
Property Operations
  • Assist the Property Manager with the daily operations of the community.
  • Coordinate maintenance work orders and follow up to ensure timely completion.
  • Assist with vendor communication and vendor relations.
  • Monitor property appearance and report maintenance or operational concerns.
  • Perform periodic inspections of the community as assigned.
Financial & Administrative Responsibilities
  • Collect rent, late fees, and other resident payments.
  • Maintain accurate records of leases, resident files, maintenance requests, complaints, income, and expenses.
  • Track notices, delinquent accounts, collections, and eviction-related documentation.
  • Prepare reports and assist the Property Manager with operational and financial reporting.
  • Maintain accurate records within the property management software.
Compliance
  • Assist in ensuring compliance with Fair Housing regulations, Company policies, and applicable federal, state, and local laws.
  • Assist with city code compliance and communicate with local agencies when necessary.
  • Perform additional duties as assigned.
Qualifications
  • High school diploma or GED required.
  • Associate's or Bachelor's degree in Property Management, Business Administration, or a related field is a plus.
  • Previous experience as an Assistant Property Manager, Property Manager, or in a similar property management role preferred.
  • Working knowledge of multifamily property management operations.
  • Knowledge of landlord-tenant laws and Fair Housing regulations preferred.
  • Knowledge of city regulations and code enforcement is a plus.
  • Strong organizational, time management, and problem-solving skills.
  • Excellent communication, customer service, and attention to detail.
Technical Skills
  • Proficiency in Microsoft Office (Word, Excel, Outlook).
  • Experience with Yardi or similar property management software strongly preferred.
Schedule
  • Full-Time
  • Monday – Friday
  • Occasional overtime as business needs require.
