Job Description
The Maintenance Dayporter/Technician is responsible for the daily upkeep, cleanliness and minor maintenance of the property to ensure a safe, functional and attractive environment for tenants, visitors and staff. This role combines janitorial responsibilities with basic building maintenance and repair tasks.
Job Description
Maintenance / Technical Duties:
  • Perform routine building inspections and report maintenance issues.
  • Conduct minor repairs such as fixing leaky faucets, replacing light bulbs, door adjustments and general handyman tasks.
  • Maintain and operate building equipment and systems, including HVAC, plumbing and electrical components, within the scope of training.
  • Respond promptly to tenant service requests and maintenance work orders.
  • Perform painting of walls, doors, trim and other building surfaces as needed to maintain a clean and attractive property.
  • Maintain exterior property cleanliness, including sweeping, debris removal, and pressure washing sidewalks, trash enclosures and other areas as required.
  • Perform routine landscaping and grounds maintenance, including mowing, trimming, edging, and debris removal on vacant lots and other property areas to ensure a clean and safe environment.
  • Monitor and maintain building systems, including lighting, plumbing, HVAC and security equipment.
  • Assist vendors and contractors with access and oversight as needed.
  • Expected to perform the duties outlined above and any other duties as assigned to support the department and company objectives.

Dayporter / Cleaning Duties:
  • Maintain cleanliness of common areas, including lobbies, hallways, restrooms, elevators and exterior walkways.
  • Empty trash and recycling bins regularly; ensure proper disposal.
  • Clean interior and exterior windows, dust furniture, wipe down surfaces and maintain floors (sweeping, mopping, vacuuming, buffing as needed.)
  • Responsible for cleaning and maintaining storage closets and vacant office spaces, including dusting, wiping surfaces and shampooing carpets.
  • Monitor supplies and notify management when inventory is low.
  • Expected to perform the duties outlined above and any other duties as assigned to support the department and company objectives.

Safety / Compliance:
  • Follow safety protocols and maintain a safe working environment at all times.
  • Ensure all equipment and tools are used properly and safely.
  • Comply with building policies, health codes and regulatory requirements.

Customer Service:
  • Greet tenants and visitors courteously while performing daily duties.
  • Communicate effectively with property management and tenants regarding issues, updates or requests.
  • Assist in emergency situations, such as water leaks, electrical outages or fire alarms, as directed.

Qualifications
  • High school diploma or equivalent required
  • Previous maintenance, janitorial, or facilities experience preferred
  • Basic knowledge of plumbing, electrical, and HVAC systems
  • Ability to safely operate cleaning and maintenance equipment
  • Proficiency in Microsoft Office Suite (Word, Excel, Outlook)
  • Experience with work management or ticketing systems such as Asana preferred
  • Strong attention to detail and organizational skills
  • Good communication and interpersonal skills
  • Ability to work independently and as part of a team
  • Physical ability to lift, bend, climb stairs, and perform manual labor

Working Conditions:
  • Full-time, day shift position; may include occasional evenings, weekends or on-call duties.
  • Work environment includes both indoor and outdoor settings.
  • Exposure to cleaning chemicals, equipment and minor maintenance hazards.
