Job description

The Opportunity:

Tetra Tech is currently seeking a motivated and detail-oriented Entry to Mid-Level Property Condition Assessor to join our environmental consulting team. In this role, you will conduct American Society for Testing and Materials (ASTM) Property Condition Assessments (PCAs) under the supervision of senior staff. The Facilities Consultant will travel across the United States to conduct PCAs of various types of industrial, commercial, and residential real estate properties. Clients rely on the Facilities Consultant to provide guidance on existing physical conditions, potential risk, and reliable cost estimates for repairs and replacement throughout the potential real estate transaction. This role offers flexibility to work remotely, provided you are near a well-connected airport, or you have the opportunity to work from local Tetra Tech offices (including Chicago, IL, Atlanta, GA, Plano TX, and Irvine CA).

Essential Job Functions:

The successful candidate will be responsible for conducting and supporting transactional-based due diligence services including ASTM PCAs with various tasks including preparing and submitting public records requests, conducting pre-deal research, conducting site visits, correspondence, and contributing to the preparation of PCA reports and supporting documentation.

  • Conduct Property Condition Assessments (PCA) in accordance with the latest ASTM standards.

  • Perform on-site inspections of properties, identifying existing defects, deferred maintenance, and forecast future capital expenses.

  • Collect, analyze, and organize data to prepare written reports summarizing findings and anticipated capital expenditures over the evaluation period.

  • Communicate with clients and regulatory agencies as needed to clarify and verify assessment details.

  • Ability to work as part of various deal teams to facilitate, expedite, coordinate, and execute integral tasks during the lifecycle of transactional due diligence projects.

  • Recognize the balance between client, company, and employee needs to successfully execute simple to complex projects.

  • Take ownership in projects to ensure the completion of projects on time and within budget.

  • Energize, inspire, and be a positive presence with team members, management, regulators, and client representatives.

  • Other duties as assigned.

Required Qualifications:

  •  BS in civil engineering, civil engineering technology, construction management, architecture, or related science degree (or equivalent professional experience).

  • 1-5 years of consulting experience including PCAs.

  • Ability to climb ladders to access building roof systems.

  • Proficient Word, Excel, internet research and strong proficiency in report writing.

  • Ability to climb ladders to access building roof systems.

  • Ability to manage multiple projects while meeting deadlines.

  • Ability to work independently and as part of a team.

  • Willingness to travel to various sites and conduct fieldwork as needed (approx. 50% of travel or more required).

  • A Pre-employment drug screening in compliance with state regulations is required.

  • Must possess a valid driver's license with a clean driving record without restrictions. 

Preferred Qualifications:

  • Experience or interest in Phase I Environmental Site Assessments / Environmental Compliance Reviews.

Physical Requirements:

  • Ability to travel and perform field work as required (approx. 50% of travel or more required).

  • Ability to walk across variable terrain, including uneven ground, in all weather conditions (extreme hot/cold temperatures, etc.).

  • Ability to climb ladders to access building roof systems.

  • Have full range of motion to support field activities (ability to stand, bend, kneel, and reach during field activities).

Work Environment / Environmental Factors:

  • Based out one of our local offices (including Chicago, IL, Atlanta, GA, Plano TX, and Irvine CA) with potential of a remote work arrangement, but the candidate must reside within 40 miles of one of the local offices and/or have the ability to reach a major airport within an hour. This arrangement is subject to review and may change at the company's discretion.

  • Field work will include work to be performed outside, as a result will include working in various environmental factors (weather, altitude, terrain, noise, bugs, etc.). This can include remaining stationary for long periods of time, walking, bending, lifting, and sitting for site assessments, oversight, and other field activities.

  • Office work will include extended periods sitting or standing at a desk and using a computer and other office equipment.

Additional Information:

  • Full-time, Monday through Friday work schedule (40 hours). Occasionally extended hours may be required based on project and/or client needs.

  • Work will be performed in a field and office setting.

Target salary range: California / Washington state staff will be hired under and hourly range of $26.44 to $33.65 per hour. All other locations will be hired under a salaried range of $55,000 to $70,000 annually. Please note that Tetra Tech considers various factors in determining pay, including but not limited to: education, relevant and demonstrated work experience in the role, skills, geographic location, qualifications, certifications, and other competencies relevant to the needs of the business.
