Job description

Senior Project Manager – Commercial & Institutional Construction

Location: Calgary, Alberta

Salary: $120,000 to $150,000 + Benefits


Position Summary:

We’re sourcing out an experienced Senior Project Manager for commercial and institutional construction projects.

This position holds overall responsibility for project planning, financial performance, execution, and closeout. You’ll lead project teams, coordinate site operations, manage client and consultant relationships, and maintain firm control over schedule, budget, risk, safety, and quality.

The successful candidate will bring at least ten years of project management experience and a proven record of delivering complex projects for a general contractor with budgets at the $20M range.


Key Responsibilities:

  • Lead commercial and institutional projects from preconstruction and mobilization through execution, turnover, and closeout
  • Develop and manage detailed project schedules aligned with contractual milestones and delivery requirements
  • Coordinate project teams, field personnel, subcontractors, suppliers, consultants, and regulatory authorities
  • Monitor construction progress and implement recovery plans when schedule, cost, or operational issues arise
  • Develop and maintain project budgets, forecasts, cash-flow projections, and cost-control systems
  • Monitor project profitability and identify opportunities to improve financial performance
  • Manage procurement, subcontractor commitments, invoicing, change orders, and cost recovery
  • Review project financials and provide accurate performance reporting to senior leadership
  • Serve as the primary contact for clients, consultants, and other key stakeholders
  • Provide clear reporting on schedule, budget, risk, procurement, safety, and project status
  • Manage client expectations and resolve commercial, technical, and operational issues
  • Lead project kick-offs, coordination meetings, progress reviews, and closeout meetings
  • Ensure contracts, RFIs, submittals, reports, and other project records remain accurate and current
  • Maintain compliance with contractual obligations, procurement procedures, company standards, and project delivery processes
  • Work with site leadership to enforce safety plans and address hazards or compliance concerns
  • Ensure construction meets approved drawings, specifications, codes, regulations, and quality requirements
  • Participate in safety meetings, audits, and incident investigations when required
  • Conduct project turnover reviews and capture lessons learned to improve future performance


Qualifications & Experience:

  • 10+ years of construction project management experience with a general contractor
  • Proven experience managing commercial or institutional projects valued at $20 million or more
  • Degree or diploma in Construction Management, Engineering, or a related discipline
  • Strong knowledge of construction methods, contracts, procurement, cost control, scheduling, and project delivery
  • Demonstrated ability to manage project budgets, forecasts, change orders, and subcontractor performance
  • Experience coordinating clients, consultants, site teams, trade contractors, suppliers, and regulatory authorities
  • Proficiency with Procore, Microsoft Project, Bluebeam, AutoDesk.
