Project Manager – BAS & Controls Installation

Location: Columbia, South Carolina
Employment Type: Full-Time
Schedule: Monday–Friday, 7:00 AM – 4:30 PM
Salary: $100,000 – $135,000 per year
Travel: Local travel around Columbia with occasional statewide travel (up to 2 hours)

This organization delivers complex controls projects that improve building efficiency, reliability, and operational performance.

The company works in high-security and live environments where projects require detailed coordination, strong field execution, and expertise in building automation systems, HVAC controls, and commissioning.

Position Summary

We are seeking an experienced Project Manager – BAS & Controls Installation to oversee building automation and controls installation projects from kickoff through commissioning. This role is responsible for managing field crews, subcontractors, vendors, schedules, job costs, materials, and customer coordination.

The ideal candidate has a strong understanding of BAS/DDC controls, HVAC systems, and construction project execution and is comfortable managing work in secure, active environments requiring phased installations, shutdown coordination, and strict access requirements.

Key Responsibilities
  • Manage BAS and controls installation projects from initial kickoff through startup and commissioning
  • Coordinate field crews, subcontractors, vendors, and internal operations teams
  • Plan and execute projects in live environments, including phased work, off-hours, and night shifts when required
  • Track project schedules, budgets, job costs, materials, and change orders
  • Oversee submittals, installation sequencing, startup activities, and system commissioning
  • Ensure compliance with security, safety, and facility access requirements
  • Serve as the primary point of contact for customers, general contractors, representatives, and inspectors
  • Monitor project progress and resolve field issues to maintain schedules and quality standards
  • Maintain accurate project documentation and reporting
Required Qualifications
  • 5+ years of project management experience in BAS, controls, electrical, HVAC, or mechanical systems
  • Strong understanding of DDC controls installation and HVAC systems
  • Experience managing installation projects in complex or live environments
  • Proven ability to coordinate shutdowns, phased construction, and restricted-access work
  • Experience with BAS platforms such as Niagara, Siemens, Johnson Controls, Honeywell, or Schneider
  • Strong field leadership, communication, and problem-solving skills
  • Proficiency with Microsoft Office and Microsoft Project; ERP/project management software experience preferred
  • Ability to obtain and maintain required federal badging/security clearance
  • Valid driver’s license and reliable transportation
