Job description

BioMed Realty, a Blackstone portfolio company and The Leading Provider of Real Estate Solutions to the Life Science Community, is looking for an experienced Assistant Project Manager. The successful candidate will be responsible for managing and supporting project activities in the Boston/Cambridge area and other markets on the East Coast.

Responsibilities will include tracking project budgets, projecting cash flows, ensuring design and construction documents comply with project requirements, assisting Project Manager in reviewing and approving design and construction contracts, GMP submittals, bid documents, pay applications, change orders, etc. During construction phase, provide support to Development Director and/or Project Manager in management of construction projects, including oversight of construction activities and management/execution of projects related to development activities. Works closely with both internal and external team members.

What You'll Do

  • Supports Development Directors and/or Project Manager's during the overall planning and execution for real estate development projects, including core-shell renovations, interior tenant improvements, asset repositioning, entitlements and ground-up construction.
  • Attend design and construction project meetings while managing meetings for small projects.
  • Prepare financial business plans and related support including project summaries, budgets, schedules, drawings and financial analysis, for review and approval by management.
  • Update and track monthly cashflow models for respective projects. Will require coordination with both internal and external teams.
  • Initiate cost reporting activities for relevant development projects. Facilitate cost tracking information between departments on a quarterly basis.
  • Develop processes to ensure that construction contracts are continually monitored to ensure that each project continues in accordance with the approved plan and that all obligations are met and project requirements are achieved.
  • Administer leases and develop processes to ensure that tenant improvement projects are advancing in a manner consistent with leases and draft approval letters as required by leases.
  • Work with 3rd parties to successfully execute accessory projects related to larger development projects.

Experience & Qualifications

  • Bachelor of Arts or Bachelor of Science Degree (emphasis in engineering, construction management, real estate or related field preferred.)
  • Proven experience in real estate development, with a solid understanding of development processes. Experience with commercial real estate development or construction is preferred.
  • Demonstrated command of Real Estate terminology and Real Estate Development Financial metrics, including Pro Forma spreadsheets and Leasing strategies and language.
  • Demonstrated command of Excel, Word, and PowerPoint. Ability to employ AI technologies to enhance daily tasks including data management, workflow optimization, and collaboration.
