MAINTENANCE PROJECT COORDINATOR/INSPECTOR
SUMMARY DESCRIPTION
Under direction, performs ongoing Maintenance inspection work on a variety of complex site, building, remodel, and renewal projects; evaluates all phases of projects; Performs related work as required
ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Inspects and documents new, existing, and proposed Maintenance projects for compliance with plans, specifications, code requirements, and safe construction practices.
  • Inspects Maintenance projects to determine compliance with Federal, State, local and District codes and regulations, and coordinates District projects with other local agencies and district personnel.
  • Performs Daily onsite inspection to verify quality of work progress, observe field tests, technical installations and retain all documents plans and specifications for District records.
  • Monitors repair schedule to evaluate and update progress and notify District staff and the architect of any deficiencies in work performed.
  • Performs liaison functions with other District personnel, contractors and the general public; assesses feasibility of proposed projects; estimates time, labor, and repair costs needed for project; solicit quotes from contractors; coordinates and schedules work with contractors and District site personnel; keeps inspection records and prepares reports for use by District administration; Monitors all recorded changes on "as-built" drawings and specifications.
  • Under direction, performs minor project management duties including but not limited to, project scope and planning, procurement, and contract administration.
  • When assigned to remodel additional duties may include;
    • Solicit and secure proposals with outside vendors and contractors.
    • Estimates projects for Maintenance dept.
    • Purchase and secure materials for Maintenance dept.
    • Inspect repairs for Quality, Completeness.
    • Fill out required environmental safety and assessment paperwork for project.

QUALIFICATIONS
Any combination of education and experience that could likely provide the required knowledge and skills is qualifying. A typical way to obtain knowledge and skills would be:
Education/Experience: FIVE (5) years of journey level experience in Journey level trades; of which three (3) years included responsible supervisory experience with multiple trade work, i.e., experience as a Forman or Superintendent for a General Contractor or Building Inspector.
Education: Current Journey level license in a trade is preferred.
Licenses/Certificates: Possession of a valid Nevada State Operator's license with a driving record acceptable to the District.
    • Certification: Asbestos Hazard Emergency Response Act (AHERA) 16-hour asbestos training. Asbestos certification will be required within the first 12 months of employment. The employer will provide training.
    • Certification: Occupational Safety and Health Administration (OSHA) Lead Action 8-hour Training. Certification will be required within the first 12 months of employment. The employer will provide training.

COMPETENCIES FOR SUCCESSFUL PERFORMANCE OF JOB DUTIES
Knowledge of:
  • Modern building construction methods,
  • Journey level trades, materials, tools, and equipment used in various building trades. safety and hazards precautions;
  • Architectural planning and design; stages of construction when possible, violations and defects may be easily observed and corrected;
  • Federal, State, and local building, mechanical, electrical, Fire, Americans with Disability Act Amendment Act (ADAAA), and other applicable building codes; and contract administration.

Skill in:
  • Reviewing architectural designs for compliance with law and guidelines;
  • analyzing blueprints;
  • Estimating costs and coordinating construction and Maintenance activities;
  • Assisting the Shop Supervisors the priority of change orders;
  • Recommending alternatives and appropriate courses of action; interpreting and working from technical drawings and blueprints;
  • Determining poor workmanship, inferior materials and hazards of fire or collapse;
  • Working independently;
  • Understanding and carrying out oral and written instructions;
  • Working with site administration and staff to explain the construction or repair schedule and impact to the school.
  • Assist with or develop contractor punch lists and ensure all items have been completed and signed off;
  • Developing and implementing preventative maintenance programs;
  • Preparing and maintaining administrative and operational records and reports; communicating effectively orally and in writing;
  • Establishing and maintaining effective working relationships with those contacted in course of work.

  • Coordinate, supervise, and evaluate assigned vendors and maintenance projects effectively.
  • Plan, prioritize, and execute small projects and repairs.

Temporary employees working less than 6 months do not receive benefits.
New employees will be fingerprinted upon hire and every five years thereafter and will have $58.50 deducted from their first paycheck to help defray the cost of fingerprinting. Non-licensed employees will have $58.50 deduction when their fingerprints are completed every five years. Fingerprint fees are subject to change.
The job offer is conditional until a report is returned from the FBI and Nevada Department of Public Safety that meets the standards of WCSD for employment purposes.
