Louis Ptak Construction has been building exceptional projects throughout California since 1998 as a General Contractor and Carpentry Subcontractor. Our portfolio includes some of California's largest and most well-known private residential estates. Our commitment to excellence and collaborative work environment makes us a sought-after employer in the construction sector.

We are looking for an experienced Senior Project Manager to join our General Contracting team and lead high-end custom residential remodeling projects with budgets of $5 to $15 million. These projects require strong client leadership, deep construction knowledge, disciplined financial management, and the ability to manage complex schedules, detailed architectural plans, high-end finishes, and large project teams.

This is a great opportunity for a Senior Project Manager who thrives in a collaborative, high-accountability environment. You'll work closely with the GC Division Head, Superintendents, Assistant Project Managers, Project Administrators, Project Accountants, subcontractors, design partners, and clients to ensure projects are delivered with exceptional quality, strong communication, and an outstanding client experience. • Review, understand, and ensure compliance with all contractual agreements between owners and subcontractors, and manage subcontractor bidding and negotiations.
  • Partner closely with the site leadership team, which often includes two Superintendents, to support strong field coordination, clear communication, site logistics, sequencing, quality control, and problem-solving.
  • Develop and implement cost-control measures and documentation procedures to keep projects on budget and on schedule.
  • Manage subcontractor bidding, scope reviews, negotiations, buyout, change orders, prime contract changes, and project documentation.
  • Build and maintain strong client relationships as the primary point of contact for all project matters.
  • Conduct regular site visits with the Superintendent to proactively assess project performance and address any issues.
  • Drive schedule management, including critical path review, milestone tracking, procurement planning, long-lead coordination, and proactive delay management.
  • Lead project closeout, including punch list completion, final billing, owner turnover, warranty coordination, documentation, and lessons learned.

What we're looking for:

  • 10+ years of experience in project management in the construction industry.
  • Experience managing large, complex custom residential or commercial construction projects, ideally with budgets in the $5 to $25 million range.
  • Strong leadership, communication, and organizational skills, with proven experience managing large-scale, complex projects.
  • A background in high-end custom residential homes or commercial buildings is required.
  • Expertise in reading and interpreting construction documents, including drawings, specifications, and reports.
  • Advanced proficiency in project scheduling and the ability to forecast and manage potential delays.
  • Strong skills with project management software, including Procore, Plangrid, Bluebeam, and MS Project.
  • Solid understanding of cost management and budget control.
  • Proficiency in Word, Excel, Outlook, and related business tools.
  • Highly communicative and proactive management style, with the ability to lead, collaborate, and build trust across a diverse project team.
