Job description

The Assistant Chief Engineer is an important member of a team that is responsible for all preventive/scheduled maintenance operations and staff supervision. The Assistant Chief Engineer will be responsible for overseeing the site repairs which directly address the physical site needs, including; building interior, exterior and grounds.

Duties and Essential Functions

  • Supervise and assign tasks to the maintenance and housekeeping staff.
  • Maintain and keep full stock of materials needed to complete work order.
  • Receive and complete work orders.
  • Handle and work along with property vendors on jobs performed in the property.
  • Maintain records of scheduled maintenance procedures.
  • Obtain estimates for supplies and repair parts. Order parts and supplies as needed.
  • Maintain all work and common areas clean and free from debris.
  • Supervise trash pick-up of all common areas and property.
  • Respond to emergency maintenance requests as required.

Employee reports directly to the Chief Engineer and the General Manager of the community.


Work Environment
While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme conditions at  the job site. The noise level in the work environment and job sites can be loud. 


Physical Demands
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 30 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. 

Position Type/Expected Hours of Work

This is a full-time position, the schedule will be determined by the property.  The schedule may change to accommodate the business needs of the property.

Required Education and Experience

  • High School diploma or GED
  • Minimum two (2) years general experience in building trades, repair and replacement maintenance or handy-work. 
  • Experience doing maintenance work in similar type of environment.
  • Experience in supervising team members.
  • Must have the ability to drive for work purposes in case there is a need for the property urgently. A vaild FL driver’s license
  • Must have the ability to react and address all emergency situations within a two hour. Must be available for emergency calls.
  • Effective written and verbal communication skills.
  • Must be able to provide professional written reports and make recommendations to the Property Manager and the Client on the maintenance needs of the property.
