Job description

We are seeking a Preconstruction Manager to join our team. This position will work directly with and be trained by the Director of Preconstruction and will collaborate with Project Managers and other Operations staff and Development staff.

Responsibilities:

  • Support all aspects of construction projects from planning to implementation
  • Procore administration
    • Keeping up with new/old subs
    • Maintaining an accurate data base
  • Invitation to bid follow-ups
  • Bid scoping
  • Budget creation (learning, growth point)
  • Document control/bid filing/filing organization
  • Historical cost database management
  • Subcontractor usage log database management
  • Create Invitation to bid packages and invite specific contractors to the project as directed.
  • Sit in on design Architectural/Engineering meetings
  • Subcontractor prequalification management
  • Maintain high standards of workmanship that adhere to original plans and specifications
  • Takeoffs
  • Understand the basics of product types deliverable to the market as it relates to multifamily, retail, and tenant improvement.

Qualifications:

  • Previous experience in construction planning and ability to read plans and blueprints
  • Familiarity with construction management software: Procore and Bluebeam
  • Strong use of Excel
  • Strong leadership qualities and communication skills
  • Strong interpersonal skills and level-headed temperament
  • Deadline and detail-oriented, meticulous
  • Bachelor's degree in construction management, engineering, etc. desired but not a pre-requisite
  • Multifamily/residential/light commercial experience (3-6 years)--field or preconstruction
  • Understanding of the nuances of Texas and North Dallas area construction: local codes, soil conditions, labor market, trades, etc)
  • Software Savvy: Proficiency in Bluebeam (for take-offs) and some form of project management/bid software (essential)


Compensation is negotiable based on previous experience, education, and demonstrated skillset.
