Position Summary

The Residential Leasing Agent is an exempt, professional-level role responsible for managing the leasing lifecycle for assigned residential rental properties throughout Southwest Florida. This position exercises independent judgment and discretion while conducting property showings, managing rental listings, coordinating applicant processing, and supporting successful lease execution.

This role is primarily focused on annual residential rental leasing across a geographic territory spanning Bradenton through Port Charlotte, including Sarasota, Manatee, and Charlotte Counties. The Leasing Agent will work collaboratively as part of a five-member leasing team, supporting company leasing goals and ensuring a consistent, professional experience for property owners, prospects, and applicants.

This is a field-based role that includes regular property showings and client interactions. The position requires flexibility to conduct evening and weekend showings when needed in order to accommodate prospective tenant schedules and maintain strong leasing performance.

In addition to leasing responsibilities, this role may present occasional opportunities to participate in residential sales or brokerage transactions when applicable and consistent with the company’s brokerage operations.

This role is ideal for a motivated real estate professional who enjoys working directly with prospects, managing a fast-paced leasing pipeline, and representing properties throughout the Southwest Florida rental market.

Key Responsibilities

Leasing Operations

· Conduct in-person and virtual property showings for prospective tenants across the assigned territory from Bradenton through Port Charlotte.

· Respond promptly to leasing inquiries and schedule showings to maintain strong prospect engagement and conversion rates.

· Guide prospective tenants through the rental process, including property tours, application instructions, and lease expectations.

· Maintain responsibility for an assigned portfolio of available rental properties and actively work to minimize vacancy time.

· Participate as part of a collaborative five-person leasing team to ensure coverage and service continuity across the portfolio.

Listing & Market Management

· Create, manage, and maintain accurate rental listings across MLS and approved marketing platforms.

· Ensure listings meet company standards for accuracy, quality photos, descriptions, amenities, and compliance requirements.

· Monitor listing performance and provide market feedback regarding pricing, property condition, and tenant demand.

· Conduct basic market analysis to support competitive rental pricing and improved leasing outcomes.

Applicant & Tenant Coordination

· Assist prospective tenants with the application process and ensure all required documentation is submitted.

· Coordinate with the leasing management team on application screening and approval processes.

· Facilitate lease signing coordination and assist with move-in scheduling and onboarding communication.

· Provide professional communication and support to applicants throughout the leasing process.

Owner & Client Communication

· Provide leasing updates and market feedback regarding property performance, showings, and applicant activity.

· Communicate prospect feedback to help owners understand market perception and recommended improvements.

· Represent company-managed properties professionally during all interactions with prospects and community stakeholders.

Compliance & Documentation

· Ensure leasing activities comply with Florida landlord-tenant law, Fair Housing regulations, and company leasing policies.

· Maintain accurate records of showings, communications, and applicant activity within company systems.

· Follow all MLS rules and listing compliance standards when marketing rental properties.

Professional Representation

· Represent PMI SWFL professionally in all interactions with prospects, owners, tenants, and partners.

· Maintain strong knowledge of local rental market conditions and property inventory.

· Operate independently while adhering to company systems, processes, and brand standards.

· Prioritize workload effectively across multiple listings and showings in a dynamic environment.

Qualifications

· Active and valid Florida Real Estate Sales Associate License (required)

· Active Stellar MLS membership (preferred)

· Active membership with RASM – Realtors® Association of Sarasota and Manatee (preferred)

· Membership and licensing fees above are an employee expense

· Minimum 1–3+ years of residential leasing, real estate, or property management experience preferred

· Familiarity with Florida landlord-tenant law and Fair Housing practices

· Valid Florida driver’s license and reliable transportation

· Ability to travel regularly throughout the assigned territory from Bradenton to Port Charlotte

· Ability to work evenings or weekends when necessary to accommodate property showings

Work Schedule

Standard work hours are Monday through Friday, 9:00 a.m. – 5:00 p.m.

This is an exempt position and requires flexibility to conduct property showings outside of standard business hours, including evenings or weekends when necessary to meet leasing demand. The Leasing Agent is expected to manage their schedule independently to ensure properties are marketed effectively and prospective tenants are accommodated.
