TheAssistantProjectManagerisresponsibleforassistingtheprojectmanager(s)intheplanning,managementdirection,projectcompletion,clientsatisfaction,andfinancialoutcomeofassignedconstructionprojects.TheAssistantProjectManagerwillberequiredtoassistprojectmanager(s)incoordinatingallcontractualrequirements,designdrawings,andprojectspecifications.


Responsibilities

  • Projectsetup.
  • IssueCertificateofInsurance,Permit,andPerformance/PaymentBondifapplicableforeachproject.
  • Readandunderstandtheprojectcontractandprojectspecifications.
  • Develop,update,andmonitorthePurchase&DeliveryScheduleforeachproject.
  • Createbuyoutsfromprojectutilizingplans,specsanddocumentsfromestimating.
  • Maintainaworkingsetofcontractdocuments(i.e.incorporateallbulletins,ASI'sandsuchwithintheoriginaldocuments)sothatallinformationiscurrent.
  • Assisttheprojectmanagerinpricingchangeorders,thencreatechangeorderwithinTimberlinesystemandsendtoGC/Ownerforapproval.
  • IssueRFI's,generatedbyprojectmanager,throughtheTimberline(T/L)systemandinternalfoldersystem.TrackresponsesthroughT/Lsystemandkeeptrackiftheresponsesarepotentialchangeorders.
  • UpdateallinformationusingourFTPsite,otherresources(Procore,BlueBeam,ShareFile,PlanGrid)etc.toensuretheprojectforemanhasaccesstoreal-timeupdatedinformationonallRFI's,submittals,&contractdocuments.
  • Assistfieldteammemberswithanyrequeststheymayhaveorrequireforefficiency.
  • RequestandassembleallO&Mmanualsfromcorrespondingvendorfromwhomwepurchasedtheequipment.
  • Requestvalvetagchartsandas-builtsfromprojectforemanbeforeprojectcompletion.
  • Preparethefinalcloseoutdocumentspertheproject'sspecificationsandsubmittotheGC/Owner.
  • Assistprojectmanagerwithmonthlyclose,confirmallchangeordersareenteredinTimberline,andconfirmallsubsinvoicesreceivedforeachjobforthecurrentmonth.
  • PrepareandprintrequireddocumentsformonthlyCTCmeetings.
