Job description

We are seeking a dynamic, results-driven Sr Field Marketing Manager to support our diverse portfolio of multifamily communities across the Texas market, including market-rate, workforce and affordable properties. The Field Marketing Manager will plan, execute, and optimize comprehensive marketing initiatives that drive property visibility, occupancy and brand awareness. This pivotal role will serve as the primary marketing strategist for assigned properties, ensuring best-in-class marketing execution across all channels and touchpoints. This is a highly collaborative, field-facing role requiring both strategic thinking and hands‑on execution. This individual contributor role will report to the Director of Field Marketing, part of a larger Field Marketing team across NRP’s footprint.

Essential Functions Statement(s):

  • Driving Results through Marketing Strategy and Execution
    • Develop and execute multi-channel marketing campaigns, including digital advertising, print collateral, signage, photo shoots, direct mail, email marketing, social media, community outreach, and on‑site events to support leasing efforts.
    • Leverage market research to drive localized marketing strategies that align with overarching brand goals and leasing objectives.
    • Collaborate with Creative Services and Field Marketing Director for overall creative direction with agency partners, including naming and branding elements of each property.
    • Manage media spend for assigned properties, optimizing budget allocation for paid media (search, display, social, listing sites) to maximize ROI and increase qualified leads with digital agency partners.
    • Collaborate with property management leadership and onsite teams to supporting marketing and leasing goals to distinguish each property from local competitors.
    • Ensure brand consistency across all marketing channels with overall messaging, design, tone to support leasing goals.
    • Plan, coordinate, and execute property milestone events in partnership with corporate communications designed to increase awareness and support leasing goals.
    • Cultivate relationships with local partners, vendors, and community organizations to amplify property exposure and strategic outreach in partnership with property management.
  • Analytics & Reporting
    • Track campaign performance and media spend, analyze marketing metrics, and prepare regular reports for internal and external stakeholders.
    • Provide actionable insights and recommendations that drive optimization of campaigns and improve overall marketing performance.
    • Maintain accurate performance dashboards and document results (traffic, leads, conversion metrics, event ROI, etc.).
  • Special Projects – Participates in special projects and initiatives as identified for the Marketing team such as Property Management or Corporate event activities.
  • In market travel – up to 50% - Consisting of supporting timely on‑site reporting, marketing activities such as market comp research, photo shoots, and supporting groundbreaking or grand opening events.

SKILLS & ABILITIES

Must Have:

  • Education: College degree in liberal arts, marketing, management, business, or real estate required.
  • Experience: 5 to 8+ years of experience in progression of marketing jobs.
  • Experience in managing marketing planning and activation from start to finish.
  • Part of a large, collaborative marketing team while operating as an individual contributor.

Nice to have:

  • 5 to 8+ years of marketing experience in multi‑family residential business or related industry with responsibility for digital media planning, advertising reporting, outreach, sales process, design and execution, event execution, and other core regional marketing activities.
  • Direct experience in exceeding sales expectations in various business environments – new developments, property turn‑arounds, various property lifecycle stages; with Class A property experience a major plus.
  • Operations assignments in a residential multi‑family a plus (Leasing Manager, Property Manager, Regional Manager, etc.).

Technical Skills:

  • Excellent written and verbal communication skills
  • Strong project management and organizational skills
  • Creative problem-solving and critical thinking skills
  • Strong demonstrated knowledge of multi‑channel marketing strategies including digital marketing tactics
  • Ability to strategize and overcome challenges
  • Advanced user of Excel and PPT
  • Experience with various project management tools like Monday.com
  • Experience with various property management software packages is preferred.
