Reporting To: General Manager
Status: Non-Exempt, Part-Time - 20hours per week
Salary: $20.00-$22.00/Hourly DOE

EMPLOYEE OWNER POSITION PURPOSE:

The Porter is a key member of our onsite team in providing value to the homeowners and the Association. The Porter will represent The Management Trust’s commitment to excellence by maintaining the appearance of the common areas and engaging in respectful communication with coworkers and homeowners.

Key areas of focus include checking the clubhouses and other common areas regularly to ensure that all areas are clean and pleasant. Other key duties are performing small maintenance tasks, ensuring appropriate supplies are stocked, and performing non-routine support as needed.

JOB DUTIES AND RESPONSIBILITIES:

  • Performs a variety of cleaning/maintenance duties in designated areas; this may include, but is not limited to sweeping, mopping, shampooing, dusting, polishing, trash disposal, and window cleaning.
  • Drive the Association’s truck between the various amenities on the property to perform work functions.
  • Remove garbage and recycling from premises and wipe down the containers.
  • Regularly check restrooms and address any issues.
  • Safely handle cleaning supplies and related chemicals in accordance to OSHA requirements
  • Perform the set up and take down of events for community; including but not limited to tents, umbrellas, tables, chairs, furniture, linens, stage, etc.
  • Inspect all assigned areas per the position task checklists.
  • Notify supervisor of non-functioning equipment or fixtures.
  • Manage emergency cleaning and upkeep requests – particularly hazards.
  • Complete daily work orders as scheduled.
  • Report illegal dumping or other property issues to supervisors.
  • Maintain clean supplies, tools, and equipment.
  • Perform other tasks as assigned by supervisors.

QUALIFICATIONS:

  • High School Diploma (or equivalent)
  • Experience in custodial/maintenance services – with generally between 1-2 years of experience.
  • Strong communication skills.
  • High-level customer service.
  • Attention to detail.
  • Well-organized in approach to tasks and maintenance of work area.
  • Must be a team player.
  • Ability to manage workflow amid shifting priorities.
  • Adaptable and dependable with a solid attendance record.
  • Ability to respond to emergencies in a calm, appropriate manner.
  • Basic computer skills.
  • Professional and respectful demeanor.
  • Ability to work independently and follow instructions with minimal supervision.

SPECIAL POSITION REQUIREMENTS:

  • Must have and maintain a valid driver’s license, vehicle insurance and

driving record in compliance with Company policy.

ESSENTIAL FUNCTIONS:

  • Use standard cleaning equipment, including: broom, mop, vacuum, etc.
  • Climb ladders and work at heights above ground level (maximum 14 ft on
  • A-frames and 21 ft on extension ladders with spotter.)
  • Be stationary or in motion for extended periods of time.
  • Able to lift, pull, push, and relocate up to (50) pounds.
  • Able to perform outdoor work in all types of weather.
  • Use standard office equipment, including: computer, phone, copier/scanner, etc.

SUPERVISES OTHERS: None

SCHEDULE & TRAVEL:

  • Scheduled hours and days vary based on business needs
  • A minimum of two weeks of the month must be available to answer emergency after hours calls
  • May be required to work weekends and holidays.
