Role Overview
MFS Construction is a boutique commercial construction company specializing in healthcare and laboratory tenant improvement projects in the Bay Area. We deliver high-quality construction solutions for cutting-edge facilities, emphasizing, compliance, and excellence.
We are seeking a meticulous and experienced Commercial Construction Associate Project Manager/Estimator with a strong background in healthcare and laboratory tenant improvement projects. The ideal candidate is detail-oriented, organized, and has a deep understanding of the specialized requirements of healthcare and laboratory construction. The candidate must also have expertise in estimating electrical and carpentry work. During slower periods, the Estimator will support the team by taking on part-time project management responsibilities.
Key Responsibilities:
Estimate Development
  • Prepare accurate, detailed cost estimates for tenant improvement projects in healthcare and laboratory settings.
  • Break down project costs into labor, materials, equipment, and subcontractor expenses.
  • Provide specialized estimates for electrical and carpentry work, ensuring alignment with project specifications.
Scope Assessment
  • Review project drawings, specifications, and other documentation to understand project scope and requirements.
  • Identify and account for unique project conditions such as infection control, specialized HVAC systems, and laboratory-grade finishes.
Vendor and Subcontractor Coordination
  • Solicit and evaluate bids from subcontractors and suppliers.

  • Build and maintain strong relationships with vendors to secure competitive pricing and reliable timelines.
Budget Management
  • Collaborate with project managers to ensure estimates align with project budgets and client expectations.

  • Ensure all estimates comply with healthcare and laboratory construction standards, including relevant codes and regulations.
  • Account for infection control risk assessments (ICRA), cleanroom standards, and other industry-specific requirements.
Client and Stakeholder Communication
  • Present estimates and clarify assumptions to clients, design teams, and internal stakeholders
  • Address concerns and provide justifications for cost allocations.
Market Analysis
  • Stay updated on market trends, cost fluctuations, and industry best practices.
  • Analyze historical data to refine and improve future estimates.
Project Management (During Slow Periods)
  • Support active projects by serving as a part-time project manager, overseeing project timelines, budgets, and deliverables
  • Coordinate with subcontractors, clients, and on-site teams to ensure smooth project execution.
  • Resolve day-to-day issues and maintain clear communication with all stakeholders.
Qualifications:
Experience
  • Minimum 5 years of construction estimating experience, with a focus on tenant improvement projects in healthcare and laboratory spaces.
  • Experience estimating electrical and carpentry work is required.
  • Experience in project management is highly desirable.
Technical Skills
  • Proficiency in estimating software (e.g., Procore, Building Connected, Bluebeam, PlanSwift, or similar).
  • Strong understanding of healthcare and laboratory construction requirements, including ICRA, cleanroom standards, and specialized MEP systems.
Education
  • Bachelor's degree in Construction Management, Engineering, or a related field (preferred). Equivalent experience considered.
