Job description

Who we are:

TBO Property Management LLC is a small business local to the Pottstown area. We manage and maintain 8 single family residences in the Stowe, Pottstown, Limerick and Audubon PA area. We are a family run business that takes pride in our properties and we're looking for a handyman to help us do the same.

What you will do:

Perform general repairs, turnover work (patch, prime, paint), and proactive seasonal maintenance to keep homes safe, functional and in good condition. Work independently, communicate clearly, document completed work with brief photos/notes as needed, and close out tasks on a predictable cadence.

Key Responsibilities:

· Perform routine maintenance and repairs, including light carpentry, drywall/painting, basic plumbing/electrical, minor exterior fixes, lock changes, and basic appliance installs, escalating complex issues as needed.

· Handle turnover work, including painting and touch‐ups, repair replace cabinets, vanities, plumbing fixtures, and general preparation to improve properties between tenants.

· Complete seasonal preventive tasks such as gutters/downspouts, exterior caulking/door sweeps, smoke & CO2 checks, caulk refreshes, and minor exterior touch‐ups; escalate larger issues to licensed vendors.

· Maintain safe work practices, stop‐work and escalate any hazards or tasks outside scope (structural issues, gas/water concerns, or licensed‐trade work).

· Work involves standing, kneeling, bending, tight spaces, lifting up to 50 lbs, and occasional outdoor work in seasonal weather; PPE used when needed.

· Fixed schedule Tue/Thu 9–2; no on‐call or routine nights/weekends; occasional extra daytime hours during turnovers or true emergencies.

· Use personal vehicle for travel between properties (no company vehicle provided); mileage may be reimbursed per company policy.

Out of Scope

· No electrical panel work, new circuits, HVAC diagnostics/repairs, or gas-related work.

· No roofing/siding repairs or major plumbing (e.g., re‐pipes).

· No licensed‐trade work of any kind — escalate when required.

Tools & Support

Primary hand/power tools and common supplies provided; organized materials storage on site; clear weekly task lists; simple timekeeping and receipt/mileage submission process.

Qualifications

  • 15+ years relevant maintenance/home-repair experience (painting & drywall required).
  • Reliable, independent, detail-oriented; strong communication and customer-service mindset.
  • Valid driver’s license & reliable personal vehicle; acceptable motor-vehicle record.
  • Comfortable on ladders up to 12 ft; able to lift 40–50 lbs.
  • Ability to work courteously in occupied residences
  • Able to pass a background check & drug test; authorized to work in the U.S.

Compensation & Employment

Competitive hourly rate based on experience; consistent weekly hours with additional opportunities during turnovers. This is a part-time, at-will position.
