Key Responsibilities:
Customer, Safety, and Access:
  • Maintain professional, prompt customer service and communications.
  • Maintain SIDA badge compliance and serve as site signatory/escort for subcontractors in restricted airport areas, where applicable to the site.
  • Support regular customer building audits/walkthroughs to achieve a "pass," addressing findings promptly.

Work Orders:
  • Receive/acknowledge, execute, update, and close out work orders when directed or authorized by KBS Dispatch/Operations; otherwise provide timely updates, photos, and completion notes.
  • Upload required documentation (status notes, photos, proposals, completion details) per customer requirements.
  • Immediately escalate scope changes, emergent hazards, or specialty trade needs to KBS Dispatch/Operations.

Preventive & Routine Maintenance:
  • Perform preventive maintenance inspections per customer scope and within state guidelines.
  • Conduct general facility maintenance and minor repairs: doors, hardware, fixtures, walls, flooring, restrooms, lighting, and basic plumbing.
  • Perform, lubricating components, aligning belts, minor patching/tear mitigation when within skill and safety limits.
  • Perform HVAC filter changes, minor condensate/drain maintenance, and routine housekeeping (within licensing limits).
  • Perform lighting maintenance (e.g., lamp/ballast/driver replacements where permitted), minor electrical support, and basic troubleshooting.
  • Perform overhead door preventive maintenance and basic maintenance.
  • Complete general preventive maintenance on in-building assets and infrastructure.

Repairs, Moves, and Site Support:
  • Repair/adjust doors and closers; change locks/cores; reset door codes as directed by site management/KBS.
  • Perform minor painting and patching; repair/replace general hardware.
  • Dismantle/move/install furnishings and racking components as directed.
  • Operate scissor lift and common maintenance equipment safely (certification preferred).
  • Maintain building safety/security while working and when escorting third-party vendors.

Requirements for our Handyperson:
  • Ability to communicate effectively to customers and management.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Critical thinking with ability to multitask and balance strategy and execution.
  • 3 or more years' experience in building maintenance.
