PROJECT ASSOCIATE– PAINTING & RECONSTRUCTION


Location: Southern California

Employment Type: Full-Time

Compensation: $90,000–$110 base salary, plus performance-based bonus


ParkerBeth Search Partners is recruiting a Project Associate for a long-established Southern California contractor specializing in HOA, multifamily, commercial painting, and reconstruction.


This role is part of a newly developing project-management function. The company is separating estimating from project execution and needs an individual who can learn and take ownership after award, supporting projects from turnover through closeout, and protect schedule, margin, quality, and the customer relationship.


The ideal candidate understands specialty-trade construction, occupied communities, and the practical realities of coordinating crews, access, materials, change orders, and client expectations across multiple active projects.

WHAT YOU WILL DO

• Manage assigned projects from turnover through completion and closeout

• Review contracts, scopes, plans, budgets, schedules, and project requirements

• Build and maintain project schedules, manpower plans, and site logistics

• Coordinate superintendents, crew leaders, vendors, subcontractors, and clients

• Conduct regular site visits to monitor progress, quality, safety, and labor performance

• Track project budgets, job costs, production rates, and billing milestones

• Identify and resolve project risks, delays, and scope gaps early

• Document, price, and secure approval for change orders

• Lead project meetings and maintain accurate project records

• Manage punch lists, warranty items, final inspections, and closeout


WHAT YOU BRING

• Three or more years of construction project-management or project support experience

• Painting, reconstruction, restoration, or specialty-trade background

• Strong scheduling, manpower-planning, and field-coordination skills

• Working knowledge of project financials and job costing

• Proven experience managing change orders and protecting margin

• Ability to manage several active projects simultaneously

• Strong client-facing communication skills

• Ability to read contracts, scopes, plans, and specifications

• HOA, multifamily, or occupied-property experience preferred

• Valid driver’s license and regular travel availability


COMPENSATION & BENEFITS

• Base salary: $90,000-110,000, depending on experience

• Performance bonus target of approximately 5%

• Medical, dental, and vision insurance

• Paid time off and paid holidays

• 401(k), subject to company plan

• Vehicle allowance or mileage reimbursement
