What is an owner agent?

Owner Agents are individuals or entities who act on behalf of property owners, typically in real estate or property management. They manage, lease, or sell properties, representing the owner's interests in negotiations and transactions. Owner Agents ensure properties are maintained, tenants are managed, and all legal requirements are met. Their role can also include marketing the property, collecting rent, and handling contracts or disputes. This position is essential for property owners who want professional oversight and management of their real estate assets.

How does an owner agent balance the interests of property owners with those of tenants during property management?

Owner Agents often face the challenge of balancing the needs of property owners—such as maximizing return on investment and maintaining property value—with ensuring tenant satisfaction and retention. This requires strong communication and negotiation skills, as well as a thorough understanding of lease agreements, maintenance priorities, and local regulations. Successful Owner Agents proactively address tenant concerns while keeping owners informed, which helps foster positive relationships and long-term success for all parties involved.

What are the key skills and qualifications needed to thrive as an owner agent, and why are they important?

To thrive as an Owner Agent, you need a solid understanding of property management, real estate laws, and contract negotiation, often supported by a real estate license or relevant certifications. Familiarity with property management software, CRM systems, and financial reporting tools is typically required. Exceptional interpersonal skills, problem-solving abilities, and a customer-focused attitude help build trust with clients and stakeholders. These competencies are crucial for effectively managing properties, maximizing client satisfaction, and ensuring compliance with industry regulations.

Job description

This is an invitation, not a public job posting. We are inviting a small number of proven agents to present for one

role: lead sales agent on a new-construction project in Houston. Every candidate receives this same brief so theprocess is fair and comparable.

The opportunity

● A 15-unit new-construction project in Houston (single-family homes + duplexes), coming to market as site work finishes

● These are builder-seller listings — the homes are owned by our company and listed by us, with full

owner/agent disclosure. You are the selling face.

● Price band: [to be confirmed]. Product: new townhouse/duplex-style inventory.

Why this is different from a normal listing

You get what agents spend most of their money hunting for — handed to you:

● A guaranteed pipeline of 15 units — not a cold desk.

● Leads from our social-media funnel (a large, active audience that generates buyers).

● A full content marketing machine: professional video, editing and posting behind you and your personal

brand.

● Transaction-coordinator and CRM support, so you spend your time selling, not on paperwork.

In short: pipeline + platform, not just a percentage. No brokerage in Houston hands an agent this package.

How the role works

● You join the RT Group team as an independent contractor, licensed in your own right under our brokerage.

● Compensation is a share of the commission, with a structure that rewards finishing the sellout, plus

separate, generous splits on leads we hand you and on your own book of business. Full terms are shared

with the finalist.

● Pilot first: you begin with a named batch of 2–3 units over 90 days; hit the checkpoints and the rest of the

project releases to you.

What we are looking for

● Proven new-construction sales experience in Houston (recent closings of comparable product).

● Honest pricing judgment — we respect the agent who argues with our number, not the one who flatters it.

● Comfort with builder-seller / owner-agent listings and new-construction contracts.

● Responsiveness and professionalism.

What to prepare for your presentation

1 A pricing opinion, with comparables, on our product type.

2 A marketing plan for selling the units.

3 Your new-construction track record (recent closings).
