About the role

We are seeking a Building Operatorat 144 Front Street, Toronto, a commercial office portfolio. This role will ensure that the assigned real estate portfolio is being managed and maintained in a safe and environmentally responsible manner, while also optimizing operational efficiency to the highest standard.

  • Operate and maintain electrical, mechanical and HVACequipment to ensure proper environmental comfort and the building system operates safely and efficiently.

  • Perform assigned preventive maintenance duties and carry out unscheduled repairs of HVAC, mechanical, plumbing, electrical and life safety systems, report completion and/or unusual conditions to the Operations Manager (or designate).

  • Maintain the cleanliness and appearance of all machine rooms, electrical rooms, pump rooms, and vacant suites.

  • Routinely inspect the building and equipment to determine additional maintenance or repairs required and report such conditions to the Operations Manager.

  • Maintain outdoor air ventilation as per guidelines and building design and strictly adhere to filter replacement schedules to ensure proper air quality and efficient operations.

  • Respond quickly and efficiently to all tenant and property management requests, including emergency calls.

  • Foster and maintain strong tenant relationships through direct engagement.

  • Coordinate and oversee on-site vendors to ensure efficient operations.

  • Ensure vendors and all on-site personnel adhere to safety regulations and internal policies and procedures.

  • Oversee and manage third-party reporting to ensure accuracy and compliance.

What You'll Bring

  • 5+ years of commercial building operations experience.

  • Diploma or Certificate in Building Systems, HVAC, Building Environmental Systems (BES I/II), or a related technical field from a recognized Ontario college.

  • Knowledge of building mechanical/electrical equipment, building automation, HVAC, electrical and plumbing systems, and preventative maintenance programs.

  • Valid driver's license and access to a vehicle is required.

  • Must be willing to work overtime as required, and an on-call schedule.

  • Knowledge of Health & Safety procedures (WHMIS, Lockout & Tag out, fall protection and mold).

  • Proficient in various computer software and systems (Microsoft Suite, Access, DDC Systems).

  • A dedication to providing exceptional service every day.

  • Strong verbal and written communication skills.

  • Effective time management and organizational skills are advantageous.

  • Proven organizational and multi-tasking skills with an ability to meet deadlines with complete ownership and accountability.

  • The ability to work both independently and as part of a team collaboratively and respectfully.
