GENERAL PURPOSE: Data driven Corporate Properties professional specializing in facilities operations, service delivery, and performance analytics. Leverages CMMS data to analyze work order trends, Service Level Agreement performance, interior space utilization, Move/Add/Change activity, and workplace amenities, translating findings into actionable insights for site and executive leadership. Partners closely with vendors and contract teams to ensure scope compliance, manage performance scorecards, support RFPs, and drive continuous service improvements.

Provides analytical support to Corporate Properties leadership for OPEX and CAPEX tracking, forecasting, invoice validation, and asset lifecycle management through accurate dashboards and reporting. Collaborates cross functionally to enhance workplace services, support compliance and risk mitigation, and enable informed, data backed decision making across the organization. The base salary range for this role is $96,700 - $146,050.

The base salary range is dependent on factors including, but not limited to, experience, skills, qualifications, relevant education, certifications, seniority, and location. The range listed is just one component of the total compensation package for employees. Other rewards vary by position and location.

ESSENTIAL FUNCTIONS: Operations & Service Delivery Monitor work orders via CMMS; analyze ticket trends, backlog, and SLA adherence & report to each site CP leader Provide analytics for space moves, conference room reservations - utilization, and all MAC (moves/adds/changes) activity, make recommendations for process improvements Evaluate cafe, food & coffee service, fitness center activity, and financial performance of these services Vendor & Contract Support Ensure delivery of contractor scope adherence and all conditions, COIs, rates, and performance scorecards Validate scope completion and collect service reports; flag non conformance Support competitive bids/RFPs and assist in updating SOWs and SLAs Budgeting & Financial Controls Track OPEX/CAPEX against plan; validate invoices, process accruals, and maintain cost logs Prepare variance analysis and quarterly re forecasts Maintain asset registers, warranty logs, and lifecycle plans, update PDSL as required Data, Reporting & Analytics Build weekly/monthly dashboards: SLA performance, ticket volumes, response/resolve times, spend, vendor performance, energy usage, and space utilization Support QBR dashboard, provide reports and analysis Identify root causes and recommend process improvements based on data trends Maintain facilities documentation: floor plans, as builts, equipment lists, and playbooks Compliance & Risk Help ensure compliance with OSHA, ADA, life safety, and local building codes; support audits Assist with BCP/DR plans for facilities, including critical vendor readiness Vendor Management (No Direct Reports) Validate completion of daily/weekly routines (cleaning, food service, fitness, stocking, PM visits) Track recurring issues and drive performance improvements through accountability conversations Communication & Stakeholder Engagement Provide concise updates to Ross Associates, Corporate Properties Leadership and others as required Partner with cross-functional teams (IT/AV, HR, Security, Food Services) to support business operations COMPETENCIES: People Building Effective Teams (for managers of People and Projects) Developing Talent (for managers of people only, N/A for this role/level) Collaboration Self Leading by Example Communicates Effectively Ensures Accountability and Execution Manages Conflict Business Business Acumen Plans, Aligns and Prioritizes Organizational Agility With particular emphasis on the following specific position-related competencies Independent, Self Directed Work Multitasking & Prioritization Customer Service Attention to detail QUALIFICATIONS AND SPECIAL SKILLS REQUIRED: Bachelor's degree in business, finance or real estate or relevant work experience. Minimum 7 years of facilities, workplace operations, or property management experience. Experience coordinating outsourced vendors in high-volume corporate environments.

Must have excellent organizational, analytical, written or communication skills with the ability to build relationships and communicate effectively with associates at all levels, including executives. Strong analytical and problem solving skills with demonstrated ability to interpret operational and financial data, identify trends, and provide actionable recommendations. Ability to work independently in a large, complex office.

Proficiency with Microsoft 365, Teams, and work order systems. Experience supporting large corporate sites (1,000+ employees) preferred. Mechanical/electrical knowledge and ability to articulate potential issues from past and future trends preferred.

PHYSICAL REQUIREMENTS/ADA: Job requires ability to work in an office environment, primarily on a computer. Requires sitting, standing, walking, hearing, talking on the telephone, attending in-person meetings, typing, and working with paper/files, etc. Consistent timeliness and regular attendance.

Vision requirements: Ability to see information in print and/or electronically. Must be able to lift 50 pounds. This role requires full-time in-office presence, including to engage in in-person team interaction, meetings and collaboration, client support, mentoring, coaching, and/or feedback.
