Performance Manager

The Performance Manager plays a pivotal role in enhancing employee performance and driving organizational success through comprehensive training, coaching, and performance management initiatives. This position is responsible for developing and executing effective learning programs, coaching individuals and teams, and fostering a culture of continuous improvement and professional growth. This position works directly with Affordable communities, site teams, regional leadership, and cross-functional partners to develop and execute learning programs that support Affordable housing operations, compliance expectations, leasing performance, customer service, onboarding, and overall property performance.


Essential Duties & Responsibilities

Communication

  • Actively participate in organizational change initiatives, collaborating with various departments to ensure training initiatives support broader strategic objectives.
  • Collaborate with other trainers or subject matter experts to enhance training content.
  • Communicate effectively with stakeholders, providing updates on training outcomes and addressing any concerns.

Customer/End User Service

  • Ensure learning solutions are engaging, effective, and tailored to meet the needs of various employee groups.
  • Establish a continuous feedback loop with program participants to gather insights for refining and customizing learning programs.

Business Acumen

  • Effectively use training technologies, such as Learning Management Systems (LMS) and multimedia tools.
  • Apply knowledge of Affordable housing operations, leasing expectations, compliance requirements, and property performance metrics to support meaningful coaching and training outcomes.

Team Effectiveness (Training)

  • Execute a comprehensive regional coaching plan each month driven by KPI results and global organizational objectives.
  • Assist with delivering diverse learning programs, including leadership development, technical skills training, and onboarding.
  • Support the implementation and utilization of learning management systems (LMS) and other relevant platforms.
  • Deliver coaching sessions with clarity, ensuring participants understand the content.
  • Enhance training content by incorporating real-world examples and case studies.
  • Apply a blended learning approach, seamlessly combining in-person and online training modalities for optimal learning outcomes.
  • Execute a comprehensive regional coaching plan each month driven by Affordable Division KPI results, compliance trends, operational needs, and global organizational objectives.
  • Enhance training content by incorporating real-world Affordable housing examples, case studies, site-level scenarios, and common operational challenges.

People Development (Global)

  • Foster a culture of continuous learning and professional growth across the organization.
  • Lead workshops to enhance individual and team performance through effective performance coaching processes.
  • Identify, groom, and accelerate the development of high-potential individuals within the organization.

Problem-Solving

  • Monitor Key Performance Indicators (KPIs) to measure the impact and effectiveness of learning and performance initiatives.
  • Cultivate strong relationships with external vendors, consultants, and subject matter experts.
  • Monitor Key Performance Indicators, compliance trends, leasing performance, employee performance, and other relevant data to measure the impact and effectiveness of learning and performance initiatives.

Role Execution (KPIs)

  • Contribute to lower employee turnover.
  • Improve tenure in each individual role.
  • Increase internal promotions.
  • Improve overall employee engagement.
  • Maintain a high number of Affordable properties achieving Property KPIs.
  • Support improved leasing, renewal, recertification, customer service, and operational performance outcomes.

Education & Experience

  • Proven experience in employee training, coaching, and performance management, preferably in a field-based environment.
  • Strong understanding of learning and development principles and best practices.
  • Excellent presentation, facilitation, and communication skills.
  • Affordable housing experience required, with strong working knowledge of Affordable housing programs, site-level operations, and compliance-driven property performance.
  • Experience with LIHTC, HUD, Section 8, layered Affordable programs, recertifications, file processes, or compliance-related operations strongly preferred.
  • Ability to work effectively in a fast-paced, dynamic environment and manage multiple priorities simultaneously.
  • Familiar with Asset Living's primary property management software systems (Entrata, RealPage, and Yardi).
  • Certification in training and development (e.g., CPLP, CPTM) is a plus.
