Job description

Beztak, a national Real Estate Development, Construction and Property Management company, want you to join our family of talented individuals. We are seeking to hire bright, dynamic leaders who have a passion for service and a commitment to excellence.
Beztak is looking to hire a Regional Director to join our team. The Regional Director is responsible for overseeing all Senior Living communities within their specified region and to advance all corporate strategic initiatives within the assigned region. This position will be based in Florida and require travel to Michigan and Arizona.
ESSENTIAL FUNCTIONS:
  • Assist in recruiting, hiring, training, motivating, evaluating, and terminating other on-site personnel.
  • Coach the leadership teams on performing timely and meaningful performance appraisals for staff.
  • Assist the leaderships in handling unusual personnel issues and assure that these issues are brought to the attention of senior leadership.
  • Train the Executive Directors in preparing detailed schedules for each on-site position. Ensure that the directors properly schedule work hours for the staff.
  • Review standard and procedure updates with the Executive Director and staff to ensure company systems are followed.
  • Develop, implement and achieve the annual community budget for each community within the region. This includes meeting / exceeding volume and rate goals as well as controlling operating expenses.
  • Oversee the annual CAPEX plan for each community.
  • Ensure that quality products are purchased at the best available price.
  • Oversee monthly rate adjustment process and approve all Rate Adjustment Forms (RAFs), maximizing rental rates where applicable.
  • Perform site visits to communities within the region, utilizing the Property Inspection Checklist.
  • Oversee the development and execution of each Community’s Quarterly Marketing Plan and maintain highest possible occupancy.
  • Ensure that vacant apartments are prepared for occupancy within five days to company standards. Routinely walk all market ready vacant apartments. Review the timeline for make-ready units and ensure it is being met.
  • Maintain current knowledge of community's competition to assess differentiators. Work with the sales team and Executive Director to develop competitive analyses.
  • Review estimates and prepare specifications for major capital expenditures.
  • Review recurring service contracts and re-bid annually.
  • Assure consistency in the execution of the core programs to include Fine Dining, Activities, Wellness/Fitness, Concierge and Associate Engagement.
  • Communicate best practices across the region.
  • Oversee the development and execution of each Community’s Annual Strategic Initiatives.

QUALIFICATIONS AND EDUCATION:
  • Bachelor’s degree preferred
  • Minimum 4 years’ experience in related Senior Living role
