The team is built around hands-on construction backgrounds and a genuine commitment to unbiased, detail-driven inspections that go beyond Washington State's minimum standards.
Inspectors at Key Inspection Services use advanced tools including infrared thermal imaging, drone imaging, sewer scopes, and mold and air quality testing to give clients a complete, accurate picture of a property. Every inspection is backed by a clear, easy-to-read report delivered the same day, with photos and plain-language explanations that clients and their agents can actually use. The company has built its name on being thorough, prepared, and easy to work with, both for clients and for the real estate community that refers them.
Key Inspection Services is hiring a Licensed Home Inspector to join a growing team in the Seattle market. This is a hands-on, field-based role that puts you inside homes conducting thorough inspections, walking clients and agents through what you find, and turning that visit into a clear, professional report the same day. You will represent Key Inspection Services directly with clients and agents, so the right fit depends as much on how you communicate as what you know about a house.
RESPONSIBILITIES
  • Conduct thorough, unbiased home inspections in accordance with Washington State Standards of Practice and Key Inspection Services' internal standards, which exceed the state minimum
  • Evaluate structural, mechanical, electrical, plumbing, and other major home systems and clearly document findings
  • Use diagnostic tools such as moisture meters and infrared thermal imaging cameras as needed to identify issues
  • Walk clients and their agents through findings in person after the inspection in a way that is clear and easy to understand, not overwhelming
  • Produce a detailed, photo-supported report the same day using the company's inspection reporting software
  • Maintain a professional, punctual, and courteous presence on every appointment
  • Keep licensing, insurance, and any relevant certifications current and in good standing
  • Coordinate with the office team on scheduling and any follow-up client questions after the report is delivered

REQUIRED LICENSING & CERTIFICATIONS
  • Active Washington State Home Inspector License issued by the Washington State Department of Licensing (DOL)
  • License must be current and in good standing at the time of employment; an expired or canceled license does not meet this requirement
  • Valid WA State driver's license
  • Reliable transportation and the ability to travel to appointments throughout the greater Seattle service area

PREFERRED QUALIFICATIONS
  • InterNACHI Certified Professional Inspector (CPI)
  • ASHI Certified Inspector
  • Relevant construction, building, or trade certifications or experience (carpentry, electrical, plumbing, HVAC, general contracting, or similar)
  • Prior experience performing residential home inspections
  • Strong verbal and written communication skills, with the ability to explain technical findings to non-technical clients
