Commercial Real Estate Development Project Manager

Our SelectLeaders client is an active commercial real estate owner and developer seeking an experienced Development Project Manager to lead the execution of ground-up developments, redevelopment projects, tenant improvements, and capital initiatives across its portfolio.

This role serves as the bridge between ownership, design teams, and construction partners, ensuring projects are delivered on schedule, within budget, and to the highest quality standards. The ideal candidate brings strong technical construction expertise, exceptional project management skills, and the ability to coordinate multiple stakeholders while driving projects from preconstruction through completion.

What You'll Do

Project & Construction Management

  • Lead the day-to-day execution of commercial development projects from design through project closeout.

  • Manage ground-up developments, redevelopment projects, tenant buildouts, and capital improvement initiatives.

  • Coordinate architects, engineers, contractors, consultants, and municipal agencies to ensure successful project delivery.

  • Conduct regular site visits to monitor construction progress, quality, safety, and adherence to project specifications.

  • Identify project risks early and implement solutions to maintain schedule and budget objectives.

Budget & Financial Management

  • Develop, monitor, and manage project budgets throughout the construction lifecycle.

  • Review and approve pay applications, change orders, project invoices, and contractor billing.

  • Track project costs, evaluate financial performance, and proactively address budget variances.

  • Partner with ownership and finance teams to ensure strong financial oversight and reporting.

Procurement & Contract Administration

  • Lead contractor bidding, procurement, and vendor selection processes.

  • Negotiate contracts with general contractors, subcontractors, and consultants.

  • Administer construction contracts, ensuring compliance with project requirements and contractual obligations.

  • Manage change order reviews and contract modifications while protecting project objectives.

Schedule & Quality Control

  • Develop and maintain comprehensive project schedules and critical milestones.

  • Monitor project timelines and proactively mitigate delays.

  • Ensure construction activities meet quality standards, design intent, and company expectations.

  • Oversee project closeout, including punch list completion, warranty management, final inspections, and turnover to property management or tenants.

Stakeholder Management

  • Serve as the primary point of contact between ownership, design professionals, contractors, consultants, and project stakeholders.

  • Provide regular project updates, executive reporting, and milestone tracking to senior leadership.

  • Foster strong working relationships that promote collaboration, accountability, and successful project outcomes.

What We're Looking For
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.

  • 7+ years of commercial construction or development project management experience.

  • Proven success delivering ground-up commercial developments, redevelopment projects, or large tenant improvement projects. Retail experience encouraged.

  • Strong understanding of commercial construction methods, project delivery models, and contract administration, including AIA contracts.

  • Experience managing project budgets, schedules, procurement, and cost controls throughout the development lifecycle.

  • Proficiency with construction management platforms such as Procore, Bluebeam, Microsoft Project, Primavera, or comparable software.

  • Excellent communication, negotiation, and relationship management skills.

  • Ability to manage multiple projects simultaneously in a fast-paced, deadline-driven environment.

  • Driver's License Required-travel to properties within the portfolio will be required as needed.
