Atwell, LLC is seeking a Land Solutions Project Manager to support linear infrastructure projects across the energy, utility, and right-of-way markets. This role is ideal for a seasoned project manager with experience leading land, right-of-way, and easement acquisition efforts for complex infrastructure projects.

The Project Manager will be responsible for overseeing project scope, schedule, budget, client communication, team coordination, reporting, and overall project execution. This person will serve as a key point of contact for clients and internal teams, helping ensure successful delivery across active projects.

Responsibilities
  • Manage land solutions and right-of-way projects from kickoff through completion.
  • Develop and maintain project scope, schedule, budget, milestones, and deliverables.
  • Serve as the primary point of contact for clients, project teams, subconsultants, and internal stakeholders.
  • Lead and coordinate project teams, including land agents, document management, GIS, title, and other support teams.
  • Monitor project performance and provide regular updates on schedule, budget, staffing, risks, and deliverables.
  • Review project documentation, status maps, field reports, landowner data, agreements, and project files for accuracy and completeness.
  • Support contract administration, change orders, invoicing, reporting, and overall project financial performance.
  • Identify project risks, troubleshoot issues, and proactively recommend solutions.
  • Build and maintain strong client relationships while supporting future business opportunities.
  • Travel to project sites, client meetings, or team meetings as needed.
Qualifications
  • 5–10 years of project management experience supporting linear infrastructure projects.
  • Experience managing right-of-way, land acquisition, easements, landowner coordination, title, permitting, or related land project activities.
  • Electric transmission project experience preferred.
  • Pipeline project experience considered a strong plus.
  • Strong understanding of project scope, schedule, budget, reporting, and client communication.
  • Ability to lead cross-functional teams and manage multiple priorities in a fast-paced environment.
  • Experience working with land agreements, right-of-way easements, access agreements, surface leases, encroachment agreements, or similar land-related documents.
  • Strong communication, organization, problem-solving, and client relationship skills.
  • Bachelor's degree in Civil Engineering, Environmental Studies, Land Planning, Land Surveying, Business, or a related field preferred; equivalent industry experience will be considered.
  • Industry certifications such as IRWA, SR/WA, AAPL, PMP, or related credentials are a plus.
Preferred Experience
  • Electric transmission, distribution, substation, renewable energy, pipeline, utility, or other linear infrastructure projects.
  • Leading land acquisition or ROW teams across multi-parcel, multi-county, or multi-state projects.
  • Working knowledge of title, survey, GIS, permitting, landowner outreach, and document management workflows.
  • Experience using project management or ERP systems such as Deltek Vision/Vantagepoint, SharePoint, or similar platforms.
