Business Development Manager — Commercial Restoration, Reconstruction & Tenant Improvements

This role is designed for professionals seeking a long-term home, where judgment is trusted, decisions are made locally, and results—not internal politics—drive outcomes. The Mandate

Rainbow Restoration of Orange County continues to grow its commercial platform by supporting property owners and operators through loss-driven events, reconstruction, and ongoing interior improvements.


We are hiring a senior-level Business Development Manager to expand existing commercial relationships with an emphasis on repeat construction-oriented work, including:

            •          Loss mitigation and environmental remediation services

            •          Reconstruction following losses or operational disruptions

            •          Interior build-outs and tenant improvements

            •          Capital repairs and unit/common-area upgrades

Emergency restoration remains an important entry point—but long-term value is built through follow-on construction, continuity, and repeat engagement.


Markets You Already Know

You should already be active in some or all of the following:

            •          Commercial and mixed-use real estate

            •          Multifamily portfolios (regional or national operators)

            •          Office, medical, retail, and industrial facilities

            •          REITs, private equity-backed owners, asset managers

            •          Property management and facility management organizations

            •          HOA / association-managed commercial-grade assets

What You’ll Do

Expand and Monetize Existing Relationships

            •          Leverage your current commercial network to open doors quickly

Sell the Full Platform

You’ll expand accounts across:

            •          Commercial water, fire, smoke, and mold restoration

            •          Reconstruction following events or losses

            •          Tenant improvements, light construction, and interior build-outs

            •          Capital repairs, unit turns, and common-area upgrades


Own Strategic Accounts

            •          Build account plans—not just pipelines

            •          Drive portfolio-level conversations and long-term agreements

            •          Maintain disciplined CRM visibility tied to real assets, scopes, and timelines

Be a Commercial Leader in the Market

            •          Represent the brand at BOMA, IFMA, IREM, CAI, NAIOP, and industry events

            •          Lead executive-level discussions with PMs, facilities, and ownership groups

            •          Operate as a senior commercial partner—not a transactional salesperson

 

Who We’re Looking For

Required

            •          5+ years in commercial B2B business development or outside sales

            •          Proven track record selling into commercial real estate, facilities, construction, or property services

            •          Existing relationships that can translate into near-term opportunities

            •          Comfort discussing scopes, timelines, budgets, risk, and execution

            •          Strong follow-up discipline and CRM habits

            •          Valid driver’s license and ability to work the field
