Multi Family Property Manager information

What is a multi family property manager?

Multi Family Property Managers are professionals responsible for overseeing the daily operations of residential properties with multiple units, such as apartment complexes or condominiums. Their duties include managing leasing, maintenance, tenant relations, rent collection, budgeting, and ensuring compliance with local regulations. They act as the main point of contact between property owners and tenants, working to maximize occupancy and maintain property value. Effective Multi Family Property Managers must have strong organizational, communication, and problem-solving skills.

What are the key skills and qualifications needed to thrive as a multi family property manager?

To thrive as a Multi Family Property Manager, you need a solid understanding of property management principles, lease administration, and local housing regulations, often supported by experience or certifications like CAM (Certified Apartment Manager). Familiarity with property management software such as Yardi or AppFolio, and knowledge of fair housing laws are typically required. Strong communication, conflict resolution, and organizational skills help you effectively interact with tenants, vendors, and maintenance teams. These skills ensure maximum occupancy, regulatory compliance, and high tenant satisfaction, which are essential for successful property operations.

What are some common challenges faced by multi family property managers and how can they be addressed?

Multi Family Property Managers often encounter challenges such as balancing the needs of multiple tenants, handling maintenance requests efficiently, and ensuring high occupancy rates. Effective communication, strong organizational skills, and proactive maintenance planning are key to overcoming these hurdles. Leveraging property management software and building good relationships with both tenants and vendors can also help streamline operations and improve tenant satisfaction.

Job description

MFR Property Manager

at Evernest

Company Overview

Evernest is a full-service real estate and property management company with a national presence and an outstanding reputation. We operate in 50+ of the nation's most investable markets and manage over 24,000 homes. We are a high-performing team, and our culture is second to none. Built on core values that drive collaboration, innovation, and the relentless pursuit of excellence, we’re not just another property management company. Our dedicated people, proprietary technology, and commitment to continuous improvement are changing an industry.

Our goal is to manage 250,000 homes by 2030, and we’re looking for driven individuals who share our vision. Join us on this exciting journey to build something great, and play a key role in shaping the future of property management, making a lasting impact on our clients and the communities we serve.

Position Overview

Evernest is seeking an experienced, proactive Property Manager to oversee an approximately 300-unit residential portfolio across Richmond, VA and Baltimore, MD. The portfolio includes both multifamily and student housing, so experience with traditional multifamily operations and academic-year leasing cycles is essential.

This role is based in Richmond, and candidates must live in or near the Richmond area. You will personally handle Richmond leasing and operations — showings, prospect follow-up, applications, lease execution, move-ins/move-outs, inspections, and unit turns.

Baltimore is managed in partnership with the ownership group's on-site technician, who executes maintenance and leasing locally. You will set priorities, direct the work, verify quality and completion, and own the Baltimore portfolio's operational and financial results, with periodic travel to Baltimore as needed.

You are the portfolio's operational leader and the owners' advocate; responsible for protecting the assets, driving NOI, maximizing occupancy, and keeping every property operating within budget and regulation.

Responsibilities:

  • Personally execute Richmond leasing from inquiry through lease signing, and manage academic-year pre-leasing, student turns, and move-in cycles where applicable

  • Direct and hold accountable the Baltimore on-site technician on maintenance and leasing execution

  • Oversee resident relations, lease compliance, renewals, collections, delinquency follow-up, and eviction coordination across both markets

  • Coordinate vendors, contractors, unit turns, and capital projects

  • Own portfolio financial performance: budgets, monthly P&L review, variance explanations, and on-time owner reporting

  • Track recurring obligations: utilities, taxes, insurance, rental registrations, inspections, licenses

  • Communicate proactively with owners, delivering both good and bad news directly and professionally

Requirements:

  • 3+ years of residential property management experience, with multifamily required and student housing / academic-year leasing strongly preferred

  • Must live in or near Richmond, VA and personally conduct tours, inspections, move-ins, and move-outs

  • Active Virginia real estate salesperson or broker license preferred; if unlicensed, must be willing and able to obtain one within 90 days of hire

  • Demonstrated ability to read property financial statements, manage budgets, explain variances, and prepare monthly owner reporting

  • Experience managing remote properties or coordinating work through local field personnel or ownership representatives

  • Working knowledge of Fair Housing and landlord-tenant requirements; VA and MD familiarity strongly preferred

  • Experience with AppFolio or a comparable platform preferred

  • Valid driver's license, reliable transportation, and willingness to travel periodically to Baltimore

Compensation: $70,000 - $80,000K

What You Can Look Forward To:

  • Limitless Learning & Growth: Uncapped professional development opportunities, including weekly company-wide sessions focused on both personal and professional growth.

  • Comprehensive Benefits Package: Substantial health, dental, and vision coverage to keep you and your family well taken care of.

  • Time Off That Works for You: Enjoy unlimited PTO, plus 8 paid company holidays — because balance matters.

  • Culture That Prioritizes People: Weekly company-wide Q&A sessions with our CEO and leadership team — your chance to connect, be recognized, and have your voice heard.

  • Innovation Starts Here: Weekly team meetings dedicated to process improvement, collaboration, and solving real challenges — your ideas matter.

  • ️Feedback-Driven Culture: Quarterly check-ins focused on growth, empowerment, and constructive feedback — because we want you to thrive, not just survive.
