We're seeking a highly motivated MBA Intern to work directly with our CFO and VP on financial modeling, acquisitions analysis, and strategic initiatives. The work spans several levels — from optimizing the business we run today to evaluating what we acquire and build next.

At the corporate level, you'll help sharpen the existing business. You'll evaluate current pricing models across the company and recommend changes to improve margin and competitive positioning. You'll assess the structure of our divisions — analyzing income and expenses at the department level and recommending restructuring to improve operations and cash flow within each. And you'll evaluate new business lines that First Realty could build or add, assessing market opportunity, economics, and strategic fit.

At the company level, you'll evaluate potential add-ons: businesses First Realty could acquire or build from the ground up to expand capabilities, enter adjacent markets, or scale existing operations.

At the asset level, you'll underwrite individual properties the firm is considering acquiring across a portfolio of residential apartment communities — including luxury, market-rate, and Section 8 properties — as well as commercial assets.

This is not an FP&A support seat. As a principal-led firm, we offer direct, sustained exposure to the people making capital decisions. You'll create models that drive live decisions, and treat real estate as what it is for someone with your training: a tangible, returns-driven application of everything you've learned.

What You'll Work On

Acquisitions & Investment Analysis Underwrite live opportunities across the portfolio: build DCF and LBO-style return analyses, size agency and bank debt, and pressure-test assumptions on potential asset purchases, M&A, capital projects, and new business lines.

Financial Modeling & Analysis Develop and maintain three-statement models, scenario analyses, and sensitivity analyses to evaluate performance, revenue opportunities, and capital allocation decisions. Analyze historical financial data to identify trends, risks, and opportunities using tools such as Excel, Tableau, and Essbase.

Workflow Automation & AI Agent Development Streamline financial and operational workflows using AI tools, including building Claude agents to automate reporting, analysis, and recurring processes.

Investor Relations & Commercial Banking Support Prepare financial reports, dashboards, and executive presentations for senior leadership, and support investor relations and commercial banking initiatives, including investor communication and account openings.

Qualifications

  • Currently pursuing an MBA.
  • Excellent modeling, analytical, and quantitative skills; advanced Excel required.
  • Proficiency in financial modeling best practices, scenario analysis, and sensitivity analysis.
  • Familiarity with financial statement analysis, accounting principles, and valuation methodologies, including DCF and comparable analysis.
  • Interest in corporate finance, real estate investment, asset management, or growth strategy.
  • Excellent communication and organizational skills.
  • Self-starter able able to work independently and collaboratively.

Preferred Background

  • Investment banking, private equity, real estate private equity, venture capital, or corporate finance.
  • Interest in and experience in building and using AI tools to streamline workflows.
