POSITION SUMMARY 

The Marketing Manager is responsible for developing and executing marketing strategies that promote Signorelli Development Company's portfolio of master-planned communities and residential land developments. This role drives community awareness, builder engagement, and marketing performance through strategic planning, event marketing, brand management, and data-driven decision making.

Serving as a trusted partner to Land Development leadership, builder partners, and the corporate marketing team, the Marketing Manager ensures marketing initiatives support business objectives while positioning each community for long-term success. This position collaborates across Development, Investments, Sales, Communications, Creative, and Digital Marketing to create compelling marketing programs that enhance community visibility, strengthen builder relationships, and maximize return on marketing investments.

ESSENTIAL DUTIES 

  • Community Marketing Strategy
    • Develop and execute comprehensive marketing strategies supporting master-planned communities throughout all phases of development. 
    • Align marketing initiatives with business objectives, development timelines, builder needs, and community positioning. 
    • Evaluate market trends, competitive activity, and customer insights to recommend marketing strategies. 
    • Develop annual marketing plans for assigned communities, aligning marketing initiatives with development milestones and business priorities.
  • Builder Marketing & Partnerships
    • Support builder recruitment initiatives by developing marketing materials, presentations, and community information that showcase the value of Signorelli communities. 
    • Build and maintain strong relationships with builder partners. 
    • Coordinate builder marketing meetings, grand openings, and promotional initiatives. 
    • Ensure builder marketing resources remain current and readily available. 
  • Community Brand & Positioning
    • Develop marketing strategies that communicate each community's unique vision, lifestyle, amenities, and long-term value. 
    • Partner with Creative and Communications to maintain brand consistency across all channels. 
    • Oversee development of community signage, collateral, maps, presentations, and websites. 
  • Event Marketing & Community Engagement
    • Develop and execute annual event marketing plans. 
    • Coordinate builder events, community events, broker events, and promotional campaigns. 
    • Conduct regular community visits to evaluate signage, branding, and marketing opportunities. 
  • Digital Marketing & Creative Collaboration
    • Partner with Digital Marketing to develop campaigns that drive qualified traffic and community awareness. 
    • Schedule photography and videography supporting community marketing. 
    • Collaborate with Creative on marketing collateral, websites, digital assets, and promotional materials. 
  • Marketing Performance & Analytics
    • Own traffic and sales performance reporting for assigned communities, including accurate weekly and monthly reporting from the CRM database (Pipsy) to track results, trends, and builder performance.
    • Monitor and evaluate traffic, sales, and marketing KPIs against established goals, identify variances, and recommend corrective actions to improve conversion, community performance, and builder sales.
    • Analyze traffic, sales, lead, and campaign performance data from Pipsy and other market intelligence to develop strategic marketing plans and promotional initiatives that increase qualified traffic, support builder partners, and drive home sales.
    • Manage the marketing budget, monitor expenditures, and evaluate marketing investments to maximize return on investment. 
  • Agency & Vendor Management
    • Manage relationships with advertising agencies, media partners, photographers, printers, and marketing vendors. 
    • Evaluate vendor performance and ensure deliverables support marketing objectives. 
  • Cross-Functional Partnership
    • Collaborate with Development, Investments, Sales, HOA, Creative, Communications, and executive leadership. 
    • Present marketing recommendations and campaign performance to leadership. 
    • Identify opportunities to improve marketing processes and operational efficiency. 

ADDITIONAL RESPONSIBILITIES:

  • Perform related projects and duties as assigned.
  • Support strategic marketing initiatives across the Land Development portfolio.
  • Recommend process improvements that increase marketing effectiveness and operational efficiency.
  • Visit assigned communities on a bi-weekly or monthly basis to build and maintain strong builder relationships, monitor the condition and consistency of the community signage program, and ensure builder compliance with developer branding, marketing, and community design guidelines. 

SUPERVISORY RESPONSIBILITIES:

  • May supervise Marketing Specialist(s) and future marketing team members.
  • Provides guidance, prioritization, coaching, and oversight of marketing initiatives.
  • Supports employee development through regular coaching, performance feedback, and knowledge sharing.
  • Ensures team activities align with marketing strategies, organizational priorities, and brand standards.

EDUCATION:

  • Bachelor's degree in Marketing, Communications, Business Administration, Public Relations, or a related field required.

CERTIFICATIONS & LICENSES:

  • Professional certifications in digital marketing, Google Analytics, HubSpot, project management, or related disciplines are desirable but not required.

EXPERIENCE:

  • Five or more years of progressive marketing experience.
  • Demonstrated success developing and executing integrated marketing strategies.
  • Experience managing marketing budgets, agencies, vendors, and multiple concurrent projects.
  • Experience analyzing campaign performance and making data-driven recommendations.
  • Real estate, homebuilding, land development, commercial development, or related industry experience preferred.
