Position Overview:

We are seeking an experienced and dynamic Regional Manager in Property Management to oversee operations across multiple locations within the region. The ideal candidate will be a strategic leader, capable of driving business growth, operational excellence, and high-performing teams. This role manages and mentors Community Managers, oversees financial performance, ensures compliance with company and regulatory standards, and implements processes that maintain smooth, efficient, and compliant operations across all sites. This role requires strong leadership, strategic thinking, and the ability to balance operational oversight with team development and resident satisfaction.

Key Responsibilities:

Duties may include all duties reasonably associated with managing operations across multiple locations within the region, including, but not limited to:

Leadership & Team Management:

  • Lead and mentor a team of Community Managers, offering guidance and support to drive performance excellence.
  • Collaborate with senior leadership to develop and execute strategic plans to achieve company goals.
  • Oversee regional operations, ensuring alignment with company standards and efficient management.
  • Actively participate in the hiring, onboarding, and training processes for new Community Managers.

Operational Oversight:

  • Manage the region’s P&L (Profit and Loss) and ensure financial objectives are met.
  • Oversee all operational processes, including rent collections, evictions, leasing, and employee performance management.
  • Conduct semi-annual lot inspections and oversee the inspection of park-owned rental units.
  • Develop and implement maintenance calendars, task lists, and physical upgrade plans to maintain and enhance properties.
  • Ensure consistency and efficiency across communities through proper use of company systems, including Rent Manager and Asana.

Training & Development:

  • Deliver ongoing training to Community Managers on the company’s mission, core values, job expectations, and operational processes.
  • Coach managers on the effective management of their teams and residents, including maintenance staff and vendors.
  • Foster career progression and employee growth through continuous feedback and development opportunities.

Financial Management:

  • Review and approve expense reports, including credit card transactions and other operational expenditures.
  • Ensure accurate and timely processing of payroll, including monitoring timecards and approving necessary adjustments.
  • Analyze financial performance and suggest adjustments to improve profitability.

Compliance & Safety:

  • Ensure adherence to safety standards, conducting regular safety checks and compliance audits.
  • Oversee regulatory compliance, including Fair Housing, timekeeping, employee policies, and worker’s compensation claims.
  • Ensure that maintenance and inspection protocols are followed for park-owned units and the community at large.

Marketing & Resident Relations:

  • Drive business development and marketing efforts to enhance the regional market presence, including vacancy ads and resident programs.
  • Conduct quarterly lot inspections and maintain strong resident relations by addressing concerns and recognizing outstanding tenants.
  • Manage the resident programs, including paint programs, community clean-ups, and events to foster community engagement.

Strategic Projects & Process Improvements:

  • Lead major projects such as paperwork overhauls, lease updates, and upgrading physical assets within the community.
  • Continuously evaluate and implement process improvements to enhance operational efficiency.
  • Oversee third-party inspections and ensure timely resolution of issues identified during such inspections.

Qualifications:

  • Bachelor's degree in Business Administration, Property Management, or a related field.
  • At least five years of experience in regional management, with a focus on property management, operations, and team leadership.
  • Experience in manufactured housing preferred
  • Proven experience in strategic planning, budget management, and financial oversight.
  • Strong leadership and team-building skills with a focus on mentoring and developing talent.
  • Excellent project management skills with the ability to prioritize tasks, manage deadlines, and ensure operational efficiency.
  • Familiarity with property management software (such as Rent Manager) and strong data analysis skills (Excel, project tracking tools).
  • Willingness to travel up to 60% of the time across the region.

Requirements

  • Ability to use company-provided computers, property management software, proficiency in Office Suite, and related technology tools and business software as necessary for reporting and documentation
  • Valid driver’s license with a clean driving record and ability to safely operate a vehicle
  • Ability to drive a vehicle for extended periods, when required.
  • Reliable personal transportation is required for travel between locations
  • Ability to safely drive for extended periods (up to 10 hours) with mandatory breaks
  • Must be capable of performing physical tasks, including walking around properties, climbing, and crouching for property inspections.
  • Ability to lift up to 40 pounds as required for occasional physical tasks.
  • Comfortable using a computer and mobile devices for operational tasks, reporting, and inspections.
  • Strong communication skills, with the ability to interact effectively via phone, email, and in-person with staff and residents.
  • Willingness to complete random drug testing as required, in compliance with all applicable Local, State, and Federal regulations
  • Employment is contingent upon the successful completion of any lawfully permitted background check conducted after a conditional job offer, consistent with Local, State, Federal, and other applicable laws
  • Must meet company standards for reliability and trust appropriate for a position of responsibility within a residential community
