Job description

At Snowflake, we are powering the era of the agentic enterprise. To usher in this new era, we seek AI-native thinkers across every function who are energized by the opportunity to reinvent how they work. You don't just use tools; you possess an innate curiosity, treating AI as a high-trust collaborator that is core to how you solve problems and accelerate your impact. We look for low-ego individuals who thrive in dynamic and fast-moving environments and move with an experimental mindset - who rapidly test emerging capabilities to discover simpler, more powerful ways to deliver results. At Snowflake, your role isn't just to execute a function, but to help redefine the future of how work gets done.
We are looking for a Manager, Real Estate to lead the financial, contractual, and operational stewardship of Snowflake's global real estate portfolio, while pioneering an AI-first approach to how real estate is managed at scale.
AS A MANAGER, REAL ESTATE AT SNOWFLAKE, YOU WILL:
  • Direct a $100M+ annual lease spend with a focus on Total Cost of Ownership and rigorous ROI analysis, ensuring workplace investments yield measurable, defensible value
  • Build an AI-led real estate management strategy of the future: evaluate traditional real estate administration practices and use Snowflake's own AI and compute capabilities to explore, trial, and develop in-house features built on Snowflake Cortex that streamline lease administration, automate manual processes, and extrapolate portfolio data into insights that inform decision making
  • Collaborate directly with cross-functional partners (Finance, Accounting, Legal, Procurement, Workplace Operations) and outside brokers to ensure all leases are in good standing and to coordinate new leasing activity
  • Serve as the main liaison between Snowflake and landlords, brokers, internal legal counsel, and technical advisors, maintaining alignment and clarity through lease negotiations, transactions, and ongoing real estate utilization and maintenance
  • Own operational financial integrity: oversee accurate disbursement processing and data hygiene through meticulous invoice abstraction (rent and operating expenses) within lease admin tools, building the robust datasets required for advanced payment automation, and maintain a 100% non-default lease portfolio
  • Monitor, research, and resolve complex payment discrepancies, and lead the cleanup of historical outstanding invoices to ensure a healthy ledger
  • Lead strategic contractual governance: review and analyze complex instruments including LOIs, lease agreements, and power contracts, mentor partners to optimize contractual outcomes, and drive the project life cycle through lease execution and landlord delivery
  • Maintain appropriate insurance coverage and process insurance claims across the portfolio
  • Manage global transactional agility across multifaceted international market conditions, regulatory frameworks, and cultural nuances, including familiarity with global tax regimes and structures

OUR IDEAL MANAGER, REAL ESTATE WILL HAVE:
  • 7+ years of progressive experience in commercial real estate development or construction, including 3+ years in a senior leadership role overseeing a global, multi-regional, or highly complex portfolio
  • Extensive financial modeling expertise
  • Demonstrable, innovative use of AI tools to drive operational efficiency, streamline and automate workflows, and improve productivity
  • Proven, exceptional familiarity with commercial real estate, lease administration, lease abstraction, payment oversight, auditing and management, and financial reconciliation within a large-scale global portfolio
  • Excellent strategic and critical thinking, problem-solving, and analytical skills
  • A working understanding of lease accounting standards (ASC 842) and their correlations and impacts
  • A Bachelor's degree (or equivalent experience) in Finance, Accounting, or a Business-related field

BONUS POINTS FOR THE FOLLOWING:
  • Hands-on experience building or piloting AI and automation solutions on a modern data platform such as Snowflake Cortex
  • Experience executing real estate transactions across multiple international regions and tax regimes
  • Familiarity with lease administration platforms and payment automation systems
  • A track record of leading data cleanup or ledger remediation efforts at scale

Snowflake is growing fast, and we're scaling our team to help enable and accelerate our growth. We are looking for people who share our values, challenge ordinary thinking, and push the pace of innovation while building a future for themselves and Snowflake.
