Job description

Job Summary
Executes the internal real estate strategy for real estate portfolios. Drives a variety of real estate solutions, including site searches, lease extensions, sublease agreements, relocations, and terminations. Interfaces with operational and functional leaders to help drive real estate decisions.
Major Tasks, Responsibilities, and Key Accountabilities
  • Serves as the primary point-of-contact for internal stakeholders, landlords, property managers, and brokers for all real estate activities related to leasing and property rights matters.
  • Manages and tracks expiring lease and option dates. Works with business teams and assists upper management in coordinating decisions for all lease actions, including renewals, relocations, and terminations. Participates in the coordination of new location openings and closings.
  • Negotiates lease agreements, including language, terms, and rental conditions.
  • Assists the business team with site searches and selections. Presents alternatives and recommendations to business team leaders and other stakeholders.
  • Uses a lease administration system to track lease data, generate reports and analyses, and manage and administer leases.
  • Coordinates with various internal departments regarding real estate matters, such as operations, transportation, finance, environmental health and safety, loss protection, risk, and legal.
  • Prepares deal overview documents and financial analyses. Ensures transactions move through the internal lease approvals process.
  • Manages surplus property leases, subleases, and divestments.

Nature and Scope
  • Solutions require analysis and investigation.
  • Achieves planned results by decisions and actions based on professional methods, business principles, and practical experience.
  • Manages a group or team of professional individual contributors and/or indirectly supervises support staff.

Work Environment
  • Located in a comfortable indoor area. Any unpleasant conditions would be infrequent and not objectionable.
  • Most of the time is spent sitting in a comfortable position and there is frequent opportunity to move about. On rare occasions there may be a need to move or lift light articles.
  • Typically requires overnight travel 20% to 50% of the time.

Education and Experience
  • Typically requires BS/BA in a related discipline. Generally 7+ years of experience in a related field. May require certification. Advanced degree may offset less experience in some disciplines.
