Job description

Division 8 Estimator — Hospitality/Hotel Construction

Location: Marietta, GA
Reports To: VP of Operations, Door and Hardware
Job Type: Full-Time

About the Role

We are seeking an experienced Division 8 Estimator to prepare accurate, competitive bids for door, frame, and hardware (DFH) scope on hospitality and hotel construction projects. This role is responsible for takeoffs, pricing, and proposal development across new-build hotel projects and brand-driven PIP renovations, working closely with Project Managers to ensure a smooth handoff from bid to execution.

Key Responsibilities
  • Prepare complete Division 8 estimates (doors, frames, hardware, access control coordination) for hospitality new-construction and renovation/PIP projects
  • Perform quantity takeoffs from architectural drawings, hardware schedules, and specifications
  • Solicit and evaluate pricing from manufacturers, distributors, and suppliers to build competitive bids
  • Prepare and submit proposals, qualifications, and bid clarifications to general contractors and ownership groups
  • Track bid opportunities, follow up on outstanding proposals, and maintain an active pipeline of hospitality projects
  • Analyze hardware sets against brand PIP standards (Marriott, Hilton, Hyatt, IHG, etc.) to identify scope gaps or upgrade requirements
  • Manage estimate data, job costing, and bid tracking using Acumatica
  • Log bid documents, drawings, and RFIs using Procore
  • Support smooth project handoff to Project Management team upon award, including budget and scope walkthroughs
  • Monitor material lead times and pricing trends affecting door/hardware bids
Required Qualifications
  • 3+ years of Estimating experience in Division 8 (doors, frames, hardware) commercial construction
  • Hands‑on experience with Acumatica ERP software
  • Strong ability to read and interpret architectural drawings, specifications, and hardware sets
  • Working knowledge of fire‑rated openings, ADA compliance, and life safety code requirements
  • Understanding of hospitality brand PIP requirements and hotel construction sequencing
Preferred Qualifications
  • Experience using Procore for bid documentation and project tracking
  • Prior estimating experience specific to hotel/hospitality brand standards (Marriott, Hilton, Hyatt, IHG, etc.)
  • Familiarity with Comsense, EPWS, or similar hardware scheduling/estimating software
  • Established relationships with door/hardware manufacturers and distributors
