The Role
The Maintenance Manager is accountable for managing, planning, scheduling, and executing all maintenance activities for the entire facility. This individual will ensure adherence with site and company safety policies and all laws (PSM/RMP).
The manager will develop frameworks to achieve operational goals & objectives consistent with the business strategy along with a solid focus in EH&S, quality, and productivity. Additionally, the person will support other functions as needed, collaborate, share and ready to learn in a team.

Job Description
Key responsibilities for this role include:
  • Responsible for the 24/7 operation of central facilities utility systems, including instrument air, primary and secondary chilled water, natural gas, HVAC / BMS, electrical distribution and lighting, potable water, de-ionized water, steam generation, industrial waste treatment, permitted scrubber systems, and site security systems (fire, access control).
  • Direct supervision of the maintenance supervisor, reliability engineer maintenance planner and maintenance administrator.
  • Develop, establish and track KPI's and goals to ensure the facility maintenance efforts are meeting the needs of the business.
  • Conduct team performance management and development plans.
  • Responsible for the CMMS system. This is the primary tool used to schedule and track maintenance activities, track and purchase parts and critical spares, and generate the KPI data to measure effectiveness of the maintenance department.
  • Improve and Manage a robust planning and scheduling function for all maintenance activities across the facility to include Formulated Products, Solvents, Thin Films, CMP, and Warehouse operations.
  • Monitor expenses and control the maintenance budget.
  • Responsible for ensuring safe work practices of FFEM maintenance personnel and third-party services providers (contractors) providing maintenance support.
  • Responsible for maintenance inventory management functions, ensuring spare part inventory levels are appropriate and right sized. Manages critical spare inventory to ensure availability per business guidelines.
  • Responsible for meeting/exceeding established housekeeping standards and increasing 5S maturity in areas of ownership.
  • Work with procurement, interface with vendors to cost-effectively procure parts, materials, and services per established maintenance work plans.
  • Execute site Preventive Maintenance plans to reduce unplanned maintenance downtime. Provide input into PM plan development and optimization to drive system improvements.
  • Engage with the Site Construction Manager as needed, to leverage third party contractor resources to supplement maintenance & repair activities as required to maximize labor efficiency.
  • Manage and support capital projects where necessary to implement new products or processes.
  • Serve as project manager / coordinator for identified expense projects.
  • Ensure that the Safety Work Permit system is implemented, maintained, and always followed.
  • Responsible that change management requirements are met prior to maintenance work starting and after work is completed.
  • Partner with other departments when planning work schedules to maximize total plant success.
  • Ensure critical performance parameters (e.g., FGWH temperature) are tracked and reported, as needed, for quality compliance.
  • Support Mesa EH&S and Quality systems, programs and initiatives as required.
  • Review and approve Maintenance procedures changes for the Mesa facility in Compliant Pro.
  • Possess strong knowledge of regulatory standards in Maintenance-centric functions from agencies such as OSHA, EPA, or any other relevant bodies.
  • Consistently utilize a Continuous Improvement mindset.
  • Conduct team performance management and development plans.
  • Perform other duties, as assigned.

REQUIREMENTS
  • Bachelor's degree in an engineering or construction-related field required.
  • Minimum 5 years' experience in the maintenance field.
  • Minimum 3 - 5 years of supervisory experience in a maintenance role, chemical facility experience preferred.
  • Strong troubleshooting skills required.
  • Familiar with predictive maintenance systems.
  • Strong safety and hazard recognition mindset required.
  • CMMS experience required.
  • Familiarity with chemical processing equipment is strongly desired (piping systems, pumps, instrumentation and controls, pressure relief systems, etc.)
  • Experience working in a PSM/RMP facility preferred.
  • Strong oral and written communications skills required.
  • Strong attention to detail, facilitation, team building, collaboration, organization, and problem solving.
  • Experience with SAP, Microsoft Office programs and Promethius preferred.
  • Ability to work well with others at all levels within the organization.
  • This is a safety-sensitive position that requires candidates to successfully pass a post-offer drug screening prior to employment. One of the essential job functions is the ability to work in a constant state of alertness and in a safe manner.
