Job Title: Part-Time Maintenance Technician

Location: Tempe, Az

Salary $21/Hr

Job Type- Part Time (20 hours per week)

Position Summary:

The Maintenance Technician assists with property repairs and upkeep, including HVAC, plumbing, electrical, and general maintenance. Responsibilities include completing work orders, preparing units for occupancy, maintaining community safety and cleanliness, and supporting resident functions. This role follows OSHA and company safety standards while ensuring timely communication and a professional appearance.

Responsibilities:

  • Assists in the repair and maintaining of the pools, pool equipment, HVAC equipment, roofs, lighting, fountains, pumps, motors, fans, plumbing, some appliances, boilers, heaters, electrical devices, door locks, drywall, painting, some carpentry, electrical components, and any other tasks related to preparing apartment homes for occupancy.

  • Performs and ensures all assigned maintenance requests are handled on an immediate basis, if possible, and residents are notified if parts must be ordered, causing delay

  • Assists the porter in the detailing of the grounds, including

  • Trash pick-up

  • Cleaning pool furniture

  • Painting curbs

  • Changing exterior and interior lights

  • Continually inspect the property and report deficiencies to supervisor

  • Works with the rental office in the scheduling of vacant units for refurbishing and occupancy

  • Assists the rental office with public relations/customer service, including

  • Set-up for resident functions

  • Assisting during the resident functions

  • Ensures residents are provided with a clean, safe, and well-maintained community

  • Reports accidents and emergency situations to the Maintenance Supervisor or their designee immediately

  • Regularly follows preventative maintenance programs for the property and specific equipment guidelines

  • Responsible for keeping supervisor fully informed with both verbal and written communication, including

  • The feasibility of calling outside maintenance

  • Requisitioning the purchase of required materials

  • Responsible for complying with safety regulations to avoid injury to self and others

  • Reports accidents and emergency situations to the corporate office immediately and prepare the proper reports

  • Regular and reliable attendance and punctuality at work

  • Is aware of and always operates within OSHA (Occupational Safety & Health Act) standards and company safety policies

  • Responsible for thorough knowledge and adherence of the Companyโ€™s policies and procedures

  • Responsible for maintaining the required property dress code and always ensuring a professional appearance and attitude

Requirements:

  • Valid Driverโ€™s License and reliable transportation

  • Possess good communication skills, both written and verbal.

  • Physical demands include, but are not limited to lifting, carrying climbing, stepping, kneeling, working outdoors, overtime, and weekend coverage as needed.

  • Ability to read/comprehend, write, perform calculations, communicate; orally and otherwise, reason and analyze, decisions making under pressure.

Desired Qualifications:

  • High school degree or equivalent

  • 1 or more yearsโ€™ experience in the maintenance field

  • HVAC/EPA Certification.
