Job description

Position Summary:

We are seeking a skilled and reliable Maintenance Superintendent to oversee and perform day-to-day maintenance operations at our apartment communities. This hands-on position is responsible for ensuring that the property is well-maintained, safe, and operating efficiently, while providing prompt and professional service to residents and staff.

Key Responsibilities:

  • Perform and oversee maintenance tasks including plumbing, electrical, HVAC, carpentry, painting, and appliance repair.
  • Respond promptly to service requests and complete work orders in a timely and professional manner.
  • Conduct regular inspections of apartments, common areas, and building systems to identify and resolve issues.
  • Oversee unit turnovers including repairs, painting, cleaning, and coordination with contractors as needed.
  • Maintain accurate records of maintenance activities, supplies, and inventory.
  • Ensure all equipment and mechanical systems are in proper working order.
  • Monitor and manage vendor and contractor performance on-site.
  • Handle emergency maintenance issues and be available for on-call coverage as scheduled.
  • Comply with all safety regulations and procedures, including OSHA standards.
  • Assist with snow removal, groundskeeping, and general upkeep of the property’s exterior and common areas.

Qualifications:

  • 2+ years of maintenance experience, preferably in residential property management.
  • Proven skills in electrical, plumbing, HVAC, and general building repair.
  • Ability to lift up to 50 lbs., climb ladders, and work in various environmental conditions.
  • Strong communication and customer service skills.
  • Self-motivated, organized, and able to manage multiple tasks.
