Job description

Job Summary

The handyman is the face of RXR Management in attending to the day to day operation of the property. Responsibilities include responding to a tenant service request in an efficient, friendly, and responsible manner.  They must be reliable, able to work on their own or as directed by the Building Manager & Superintendent. Perform maintenance and repairs, painting, cleaning, and other tasks required for keeping this building and its equipment in good working order. This is a 32 BJ position and will be classified in the union as 'Other.'

Responsibilities

  • Monitor operation of building equipment, listing temperature and pressure readings
  • Perform sprinkler and standpipe system drain-downs and fill-ups for maintenance and inspections while ensuring system integrity, proper valve operation, and compliance with fire protection and safety standards.
  • Take appropriate actions to correct any out-of-range conditions
  • Perform chemical tests on Cooling tower and Boiler water, as necessary. Add chemicals as required
  • Perform HVAC maintenance tasks such as: repair or replace pumps, motors, compressors, change oil, air filters, grease bearings, replace drive belts checking for proper alignment, etc
  • Able to replace lighting ballasts and bulbs working off a 12 ft ladder or up to 24 ft on a lift.
  • Plumbing repairs include repacking of steam or water valves, repair of flushometers, faucets, and opening clogged drains by using an electric snake
  • Thread pipe
  • Quickly respond to tenant requests for service 
  • Daily record meter readings for electric, water and overtime heat
  • Painting of equipment and machinery rooms
  • List any items needed to order to keep adequate stock of tools, parts, and fittings 
  • Work on projects as directed individually or as part of a team
  • Work extra hours as required for building operations, vacation relief, Holidays
  • Handyman must be an efficient, motivated hard worker
  •  Prompt and reliable
  • Have some basic computer skills in excel and word 
  • Be service-oriented; be willing to go the "extra mile" to satisfy a tenant's request for service
  • Have a thorough knowledge of the building and MEP equipment
  • Must be capable of dealing calmly and efficiently during emergency situations
  • Able to perform all work utilizing personal protective equipment (PPE) while following all OSHA guidelines and safety precautions.

Qualifications

Essential Physical Abilities:

  • Ability to visually inspect machinery.
  • Ability to walk up and down stairs for inspections and emergency procedure practice and/or implementation.
  • Ability to detect emergency alarms and alarm conditions - by auditory, visual, and olfactory senses.
  • Ability to inspect equipment located on roofs or other high places.
  • Ability to climb to roof of the building using stairways during conditions of power loss and during other emergencies.
  • Ability to work on hands and knees for inspection, repair or maintenance of equipment located low to the roof, floor slabs or ground.
  • Ability to work weekends and extended hours.
  • Ability to respond 24/7 to building emergencies
  • Ability to climb ladders to conduct inspections, maintenance and repairs.
  • Ability to move heavy objects with the aid of appropriate tools and equipment.
  • Ability to carry heavy objects, such as five (5) gallon pails up several flights of stairs.

Experience and Education

  • At least 2 to 4 years of relevant experience.

  • A35 Operate and Maintain Air Compressors

o If not already held, must be obtained within 1 year of hire date.

  • F01 Citywide Fire Guard for Impairment

o If not already held, must be obtained within 1 year of hire date.

  • P98 Fuel-Oil Piping and Storage System

o If not already held, must be obtained within 1 year of hire date.

  • S12 Citywide Sprinkler System

o If not already held, must be obtained within 1 year of hire date.

  • S13 Citywide Standpipe System

o If not already held, must be obtained within 1 year of hire date.

  • Q01/Q99 Refrigeration Engineer

o If not already held, prefer license to be obtained within 3 years of hire date.

  • EPA Section 608: Universal CFC Certification
