Job description

SUMMARY OF POSITION: The Senior Land Project Manager role should act with full ownership of self-developed DFH projects, as well as DFH responsibilities in finished-lot projects. An outline of responsibilities is below

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Autonomously manage contractors, consultants, and field operations to keep projects progressing on schedule and on budget
  • Gather regular (biweekly) updates from finished-lot sellers on deal progress, as well as schedule updates from sitework contractors on self-development projects
  • Prior to closing, assess finished lots to verify all contractual lot conditions, punch list items, and delivery requirements are completed prior to acceptance
  • Prepare and distribute weekly field update reports to proactively identify issues, drive accountability with developers and site contractors, and keep leadership informed on project status and risks. Present and execute solutions for issues as they arise
  • Gather proposals and/or bids for all work (including change orders), vetting and/or negotiating proposals, and coordinating contract creation or amendment
  • Review invoices and pay applications to confirm work is complete prior to approval for payment
  • Manage SWPPP/stormwater compliance and municipality coordination
  • Oversee development sitework, utility PTO and final plat processes, landscaping and amenity installation, and community closeout/turnover
  • Assist with initial project budgeting as workload and capacity allow
  • Ensure amenities, entry features, and landscaping are completed on time and maintained to support strong community appearance and marketability
  • Ensure delivery of complete, ready-to-build lots to the vertical team
  • Ultimately, act as the main project resource who proactively avoids issues before they impact operations and solves issues that do arise to mitigate schedule and budget impact

EXPERIENCE, SKILLS, KNOWLEDGE:

  • High School Diploma or Equivalent Required
  • Associate or Bachelor's degree preferred
  • Minimum of (2) years' experience in Land Development withproject management capacity preferred
  • Exceptional communication skills - both written and verbal
  • Comfortable presenting ideas and solutions to leadership and key business partners
  • Strong attention to detail
  • Strong organizational skills and time management skills
  • Ability to establish and maintain strong relationships
  • Proficient in MS Excel, PowerPoint, and Word
  • Valid Driver's License
