What are the key skills and qualifications needed to thrive as a Live In Superintendent, and why are they important?

To thrive as a Live In Superintendent, you need strong knowledge of building maintenance, basic plumbing and electrical repair, and relevant experience in property management. Familiarity with work order systems, HVAC controls, and certifications such as EPA 608 for refrigerant handling are commonly required. Excellent problem-solving, communication, and organizational skills help you address tenant concerns and coordinate with vendors effectively. These skills ensure the safe, efficient operation of the property and contribute to tenant satisfaction and compliance with building regulations.

What jobs pay 2000 a day?

Some high-paying roles for a live-in superintendent or similar positions can reach around $2,000 per day, especially in luxury or high-demand real estate markets. These roles often require extensive experience, specialized skills, and sometimes certifications, with compensation typically based on project scope, property value, or contractual agreements.

What jobs in the US pay 300,000 a year?

A Live-In Superintendent typically earns less than $300,000 annually, but high-level property managers or real estate developers can reach or exceed this salary with extensive experience and large portfolios. Executive roles in real estate, construction project managers, and certain specialized engineers or medical professionals may also earn $300,000 or more per year. Achieving this level often requires advanced skills, certifications, and significant responsibility.

Can you be a superintendent with no experience?

While some entry-level superintendent positions may accept candidates with limited experience, most require prior experience in construction, maintenance, or property management. Strong leadership skills, knowledge of building systems, and relevant certifications can improve chances, but practical experience is typically essential for this role.

What are some of the most common challenges faced by a Live In Superintendent, and how can they be managed effectively?

Live In Superintendents often encounter challenges such as responding to after-hours emergencies, balancing maintenance requests from multiple tenants, and managing time between administrative tasks and hands-on repairs. Effective communication, strong organizational skills, and establishing clear protocols for emergency situations can help manage these challenges. Building good relationships with residents and proactively maintaining equipment can also reduce the frequency and urgency of problems, making the role more manageable and rewarding.

What jobs pay 10,000 a month without a degree?

A live-in superintendent can earn around $10,000 per month by managing residential or commercial properties, often without requiring a college degree. High earnings typically depend on experience, property size, and location, with some superintendents earning through bonuses or profit sharing. Skills in maintenance, management, and communication are essential for success in this role.

What are live-in superintendents?

Live-in superintendents are professionals who reside on the premises of a residential or commercial building and are responsible for the day-to-day maintenance, repairs, and overall management of the property. They handle tasks such as responding to tenant requests, performing minor repairs, overseeing building systems, and ensuring the property is clean and safe. Because they live on-site, they are often available to address emergencies and urgent issues promptly. This role is essential in apartment buildings, condominiums, and sometimes commercial properties, ensuring smooth operations and tenant satisfaction.

Job description

Build complex projects the right way, from day one.

RJM Construction is seeking an experienced Superintendent to lead field execution.

This role is responsible for owning day-to-day field operations, driving schedule performance, and ensuring safe, high-quality execution across multiple trades in a complex renovation environment.

The Superintendent will act as the primary field leader on site, ensuring coordination between subcontractors, maintaining project sequencing, and proactively resolving field issues in a fast-moving CM environment.

You will:

  • Lead all on-site construction activities from mobilization through closeout
  • Coordinate and manage subcontractors across multiple trades
  • Drive project schedule through short interval planning and daily execution control
  • Ensure safe jobsite operations and enforce OSHA compliance standards
  • Manage field coordination in a complex adaptive reuse environment
  • Collaborate closely with Project Managers on sequencing, logistics, and issue resolution
  • Oversee quality control and ensure work aligns with plans and specifications
  • Maintain site organization, documentation, and daily reporting
  • Support punch list completion and project turnover

What you'll be leading:

  • Field execution across all trades
  • Subcontractor coordination and performance management
  • Jobsite safety and compliance
  • Schedule adherence and recovery planning
  • Quality control and field problem solving
  • Site logistics and daily coordination

We're looking for a Superintendent who has:

  • 5+ years of Superintendent experience in commercial construction
  • Experience leading ground-up or renovation projects in the $20M–$50M+ range
  • Strong background in subcontractor coordination and schedule management
  • Experience in multifamily, healthcare, commercial, or complex interior construction
  • Ability to manage fast-paced field environments with multiple active trades
  • Strong understanding of construction sequencing, means and methods, and jobsite logistics

Ideal experience backgrounds include:

  • Superintendent or Senior Superintendent in a GC environment
  • Multifamily or mixed-use construction leadership
  • Healthcare or occupied facility construction
  • Complex renovation or interior build-out projects
  • Field leadership roles on $30M+ commercial projects

Bonus (not required):

  • Adaptive reuse or historic renovation experience
  • Experience working in CM Agency or CM at Risk environments
  • Strong RFI-heavy project exposure
  • Experience managing assistant superintendents or field teams
  • Procore or field management software experience

This is not a light Superintendent role.

It is a complex, field leadership position focused on:

  • Running high-complexity renovation sequencing
  • Managing unpredictable existing conditions
  • Coordinating multiple trades in tight urban environments
  • Driving schedule on a technically challenging adaptive reuse project
  • You will be expected to take full ownership of field execution and proactively solve problems before they impact cost or schedule.

If you are a Superintendent who thrives in complex, fast-moving construction environments and wants to lead a challenging adaptive reuse project, we'd like to connect.
