We are currently seeking an experienced candidate to join our team as a Resident Manager for a historic 76-unit condominium in Minneapolis, MN.

Overview:

This is a position accountable to protect, maintain, and enhance the value of residential real estate assets for the benefit of the owners, consumers, and the community. On assigned properties,acts as Gassen Management’s primary on-site coordinator to assure that our efforts fully meet and exceed contractual caretaking obligations by performing general cleaning and maintenance of a multi-unit condo building and assisting the Property Manager and the Board with communication and enforcement of Association rules and regulations.

General Duties (those marked * are considered an essential function):

  1. *Maintain a clean and safe environment for building residents, their guests, employees, and other visitors to the site. Appropriately clean and maintain the common areas of the building interior, as well as the building’s exterior grounds including the parking, sidewalk and entry areas.
  2. *Become knowledgeable about building location’s shut-off valves and electrical panel, thermostats, gas and water meters, fire alarm systems, and hot water heaters.
  3. Perform routine upkeep & cleaning/janitorial duties (vacuuming hallways/stairwells, dusting common areas, oversee removal of garbage, recycling, & composting with waste management company).
  4. Assess area where improvements can be made, make recommendations to the Property Manager and Board President.
  5. Perform ongoing routine maintenance and prevention checks as prescribed and take appropriate follow-up action to ensure that the property remains in good repair and that safety systems are fully operational at all times.
  6. Perform routine errands (retrieving supplies, purchasing parts, etc.) and travel short distances, at times transporting tools and equipment.
  7. Perform a variety of administrative duties such as maintaining an inventory of supplies, completing inspections, communicating issues with the residents, reporting policy violation, and other related duties as assigned.
  8. Keep all tenant and building information confidential.
  9. Attend meetings with Community Property Manager and/or Board as needed.
  10. Perform other projects related to the Resident Manager position assigned.

Qualifications / Job Requirements:

  1. Specific abilities required to satisfactorily perform the functions of the job include: communicating with diverse groups; maintaining confidentiality; meeting deadlines and schedules; working as part of a team; working with detailed information/data;
  2. Must have excellent communication skills to be able to understand and follow directions and effectively communicate orally and in writing;
  3. Must be able to use a personal computer and have the ability to learn company specific software;
  4. An ability to perform routine buildings and grounds maintenance.
  5. Reliable, self-directed and self-motivated. Able to prioritize and organize workload, resources, and time with competing interest and work independently with minimal supervision.
  6. Ability to problem-solve basic maintenance issues;
  7. Ability to handle crisis situations in a calm manner;
  8. 3 years related work experience or other relevant work experience;
  9. Availability to complete general work responsibilities Monday through Friday as needed to satisfy the demand of the position/Association. On occasion, must be able to work varied shifts including evenings, weekends and holidays;
  10. Neat, professional appearance;
  11. Reliable vehicle and proof of insurance.

Physical Requirements:

  1. Ability to: kneel; crouch; stoop; climb stairs/ladders and the ability to work above ground level;
  2. Reach and work above shoulder level; use hands and fingers to grasp, pull, and manipulate tools, machinery, and other objects;
