What is live-in property management?

Live-in property management refers to a role where the property manager resides on the premises of the property they oversee. This arrangement allows the manager to respond quickly to emergencies, address tenant concerns, and maintain the property more efficiently. Live-in property managers are commonly found in apartment complexes, residential buildings, and some commercial properties. Their responsibilities often include rent collection, maintenance coordination, tenant communication, and enforcing property rules. This setup benefits both property owners and tenants by providing on-site support and immediate assistance.

What are some common challenges faced by live-in property managers, and how can they be effectively managed?

Live-in property managers often face the challenge of maintaining a clear boundary between their personal and professional lives, as they reside on-site and are frequently the first point of contact for emergencies. Managing tenant expectations and addressing maintenance issues outside regular hours can also be demanding. To navigate these challenges, it's important to establish clear communication protocols with tenants, set designated 'off-duty' times when possible, and stay organized with maintenance logs and schedules. Building strong relationships with service providers and having a reliable support system can also help reduce stress and improve job satisfaction.

Job description

Description
Old Greenwood is looking for a hands-on General Manager to lead a high-end resort ownership community where you're not just overseeing operations-you're shaping the entire experience. In this role, you'll serve as the key partner to the Board and ownership group while driving day-to-day performance across hospitality, property management, and team leadership. With real autonomy, strong visibility, and the backing of a broader platform, you'll have the opportunity to build a high-performing team, elevate the owner and guest experience, and set the standard for operational excellence. If you're the kind of leader who takes pride in owning the outcome and leading from the front, this is your chance to take the reins of a premier asset!
Duties Include:
  • Lead daily operations across housekeeping, maintenance, and vendors to deliver a seamless owner and guest experience
  • Develop department leaders, set clear expectations, and drive performance and accountability
  • Act as primary liaison to the Board, managing meetings, communication, and follow-through
  • Oversee owner relations, including portal management and direct communication
  • Manage financials, including reporting, invoice approvals, and work order reconciliation
  • Execute HOA projects in alignment with Board direction and ensure regulatory compliance
  • Oversee reservations, ownership logistics, and the primary week rental program
  • Maintain high standards across operations, from unit presentation to service delivery
  • Respond to emergencies and support a Manager on Duty program to ensure operational continuity

What's Hot:
  • Flexible onsite leadership with autonomy to adjust schedule around peak operational needs
  • Convenient onsite or priority parking in a resort market
  • Built-in mountain lifestyle with occasional ski/bike break flexibility
  • Strong enterprise support across HR, finance, marketing, and revenue management
  • Direct engagement with ownership and Board at a strategic level
  • Employee discounts across a broad portfolio of managed properties

Location: Old Greenwood, North Lake Tahoe
Employment Status: Full Time, Year Round
Start Date: ASAP
Schedule: Full-time, exempt role with a schedule generally aligned to business hours, requiring flexibility for weekends, holidays, evening meetings, and on-call support as needed.
Pay Rate: $95,000 - $105,000 Depending on Experience
Posting Closing Date: 6/26/2026 or when filled
Minimum Requirements
The ideal candidate is legally authorized to work in the United States on an ongoing basis, without a specific end date, and brings a strong blend of hospitality, property management, and leadership experience. They demonstrate executive presence with approachability, communicate clearly and professionally across owners, Boards, teams, and vendors, and are skilled at building trust-based relationships. This individual is operationally grounded, highly organized, and comfortable working through financials, reporting, and day-to-day property operations, while maintaining a strong focus on service and owner experience. They remain calm under pressure, exercise sound judgment in complex or sensitive situations, and adapt easily to changing priorities and seasonal demands. Experience working with Boards, HOA governance, and property management systems is preferred, along with proficiency in Microsoft Office and strong written communication skills. A bachelor's degree or equivalent experience is required, along with 2-4 years in property management, hospitality, or a related field; CMCA or CACM certification is a plus.
