Job description

Bolton & Menk has a great opportunity for a Right of Way Specialist to join our team! We are looking to add a Right of Way (ROW) Specialist who will help foster our mission that All People Should Live in Safe, Sustainable and Beautiful Communities! This role will support transportation, utility, and other infrastructure projects through the acquisition and management of property interests needed for project delivery, while ensuring compliance with federal, state, and local requirements.
What You Will Be Doing:
  • Supporting right-of-way (ROW) acquisition activities for infrastructure projects, including easements, temporary rights, and property purchases
  • Researching public records to confirm property ownership and reviewing deeds, plats, maps, and title commitments
  • Reviewing project plans to determine property impacts and required ROW needs
  • Preparing parcel files, correspondence, and acquisition documents (e.g., easements, deeds, agreements)
  • Coordinating with project teams, legal staff, and external partners to review documents and resolve discrepancies
  • Assisting with appraisal coordination and preparing documentation for offer packages
  • Processing executed documents for recording and supporting payment tracking
  • Maintaining accurate, organized, and audit-ready ROW files and trackers
  • Communicating with property owners, agencies, and internal stakeholders to support negotiations and resolve routine inquiries

What We Are Looking For:
  • Active Minnesota State Real Estate License
  • Bachelor's Degree in a related field preferred
  • Minimum of two (2) years of experience in real property management or property acquisition
  • Experience negotiating real estate transactions or acquiring property interests (easements, rights-of-entry, temporary/permanent acquisitions)
  • Strong understanding of property records, legal descriptions, and acquisition processes
  • Excellent communication, negotiation, and relationship-building skills
  • Ability to manage multiple projects and maintain detailed documentation
  • Certification through the International Right of Way Association (IRWA) preferred
  • Valid driver's license and ability to travel to project sites as needed

Salary Range: $80,000 - $115,000 depending on years of experience and credentials
