Ryan Companies has an exciting opportunity for an Associate Real Estate Manager in downtown Minneapolis. This role creates and maintains value in real property consistent with the owner's objectives. The position seeks the efficient balance of tenant and owner relations, provides accurate financial budgeting and expense control, and properly manages risk in compliance with the highest standard of professional ethics.

About the Property

This role is based at the historic Midtown Exchange Building in Minneapolis. This iconic 1.1-million-square-foot property is a premier example of historic rehabilitation and urban mixed-use operations. This property is a bustling hub of community activity, requiring a candidate who excels at navigating public-facing environments, complex stakeholder relationships, and large-scale facility management.

  • Maintain expertise in one or more specialties such as ADA, OSHA, Indoor Air Quality or Real Estate Valuation
  • Ensure team members understand what is expected of them and hold them accountable for performance, provide regular feedback and have development conversations, delegate appropriate tasks and provide timely and meaningful recognition.
  • Anticipate and create opportunities for expanding client business.
  • Manage relationships with building principals with a focus on tenant satisfaction and lease renewal.
  • Prepare timely and accurate budgets to allow for appropriate reviews prior to owner-required submittal dates.
  • Implement budget to meet owner financial expectations.
  • Manage the budget and property consistent with the terms and conditions of the management agreement.
  • Meet monthly reporting deadlines with well-executed narrative and variance explanation.
  • Responsibly manage the aesthetic and operational aspects of the asset.
  • Schedule regular property inspections to target areas for improvement and ID risk management issues.
  • Work to assure optimal leasing exposure.
  • Work to bridge gaps between leasing, tenant improvement completion and occupancy.
  • Clearly document excellence and insufficiencies regarding the building/asset including vendors and subcontractors.
  • Understand and foster the development needs of staff.

To be successful in this role, you will need to have:

  • Minimum two-year degree with an emphasis in business or real estate.

  • Hold a real estate license, as needed.

  • Successfully completed two real estate certification designation courses such as RPA and CPM.

  • Minimum three years' experience working as an administrative assistant or similar in a real estate management department or firm.

  • Comfortable taking a leadership role in client relationships.

  • Creates well-written, well-executed, accurate reports for review.

  • Ability to monitor accountability from staff, vendors and suppliers.

  • Ability to effectively manage the aesthetic and operational aspects of an asset.

  • Excellent financial analysis skills.

  • Competent in Microsoft Office Suite and real estate management software, understanding of data base functionality.

  • Maintain expertise in one or more specialties such as ADA, OSHA, Indoor Air Quality or Real Estate Valuation.

Compensation:

The annual salary is $70,000 - 86,000.00. The base rate may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate's knowledge, skills and abilities. Position may be eligible for additional compensation that may include commission and/or an incentive program.
