Job description

Job Description:
POSITION PURPOSE: The Real Estate Asset Manager is responsible for creating and overseeing customized asset management strategies for multi-family LIHTC and HUD communities owned by National Church Residences.
ESSENTIAL FUNCTIONS AND BASIC DUTIES
  • Maximize total return for each assigned asset through the analysis of property efficiencies and identifying opportunities for improved performance
  • Work closely with property managers and Regional Managers to provide direction for and oversight of business plans, budgets, forecasts, leases, analysis and approvals
  • Conduct market studies of competing properties to determine market competitive rents
  • Manage cash flow, distribution analysis and investment projections
  • Develop and distribute periodic asset management reports to senior management, investors, consultants and other partners
  • Position each asset for optimal financial performance through such activities as budgeting and monitoring financial performance

PERFORMANCE MEASUREMENTS
  • Financial and operational performance measures of the assigned portfolio
  • Accuracy, relevancy and timeliness of reporting and communication with management and third-party partners
  • Success in achieving owner goals including distributions and long term viability of property
  • Success of problem identification and resolution
  • Quality of relationships with managing agents, limited partners, lenders, housing agencies and HUD.

QUALIFICATIONS
Education/Certification:
  • BA/BS degree in Finance, Accounting, Real Estate or related field with strong record of academic achievement with MBA or CPA preferred

Experience Required:
  • Level 1: Experience in property management/leasing/operations and/or real estate asset management

Skills/Abilities:
  • Proficiency with modeling investments in Excel
  • Understanding of Partnership Agreements and Low Income Housing Tax Credits
  • Understanding of accounting and financial modeling
  • Solid analytical and organizational skills and ability to multi-task
  • Highly-developed verbal and written communication skills
  • Ability to work independently and as part of a team
  • Proactive thinking with detail-oriented and creative problem solving approach
  • Self directed and self-managing
