What is a leasing manager?

A Leasing Manager is a professional responsible for overseeing the leasing operations of residential or commercial properties. Their duties include managing lease agreements, marketing vacant units, screening potential tenants, and ensuring tenant satisfaction. Leasing Managers also coordinate with property owners and maintenance teams to address tenant needs and maintain high occupancy rates. Their role is crucial in maximizing property revenue and ensuring smooth day-to-day management of rental properties.

What is a leasing manager?

As a leasing manager, your responsibilities include on-site or remote property management, coordinating a team of leasing agents, filling vacant properties with qualified tenants, and overseeing administrative duties in a real estate or leasing office. Your duties can include supervising an in-house team of agents, developing strategies for promotion of real estate, and screening tenant applications. You make day-to-day decisions in customer service, supervisory, property leasing, and administrative areas. You file paperwork, report to upper management, and manage on-site and remote employees.

What are the key skills and qualifications needed to thrive as a leasing manager, and why are they important?

To thrive as a Leasing Manager, you need strong knowledge of property management, sales strategies, and leasing procedures, often backed by a background in real estate or business administration. Familiarity with property management software (such as Yardi or AppFolio), CRM systems, and sometimes a real estate license are commonly required. Exceptional interpersonal skills, negotiation abilities, and attention to detail help build tenant relationships and ensure successful lease agreements. These skills are crucial for maximizing occupancy rates, maintaining tenant satisfaction, and achieving property financial goals.

What are some common challenges leasing managers face when negotiating lease agreements, and how can they overcome them?

Leasing Managers often encounter challenges such as balancing tenant demands with property owner expectations, navigating complex lease terms, and responding to market competition. To overcome these hurdles, successful Leasing Managers develop strong negotiation skills, stay informed about local real estate trends, and maintain clear communication with all parties. Building relationships with both tenants and property owners can help facilitate smoother negotiations and result in mutually beneficial agreements.

Job description

Leasing Agent
Company: Advance Management
Locations: Appleton, WI and Neenah, WI
Compensation: Starting at $52,000 annually, plus leasing bonuses.
Bonus Potential: Approximately $15,000–$25,000 annually based on leasing performance.

Advance Management is seeking two motivated Leasing Agents to join our growing apartment portfolio, with one position based in Appleton and one position based in Neenah at Fox Crossing Creek Apartments.

This is a great opportunity for someone who is outgoing, professional, organized, and enjoys working with people. The ideal candidate will be comfortable handling leasing calls, showing apartments, following up with prospects, processing applications, supporting resident communication, and helping maintain strong occupancy.

Advance Management is privately owned and locally operated. The company manages approximately 650 units overall, including a growing Appleton portfolio. The Casa / Castle Loma portfolio currently includes 201 units, with two additional 42-unit buildings planned within the next year, bringing that portfolio to approximately 285 units.

Responsibilities:
  • Answer leasing calls, emails, and online inquiries in a timely and professional manner.
  • Schedule and conduct apartment tours with prospective residents.
  • Follow up consistently with prospects to help convert leads into leases.
  • Explain available floor plans, pricing, lease terms, amenities, and community features.
  • Process rental applications and assist with applicant communication.
  • Prepare leases, renewals, notices, and other leasing-related paperwork.
  • Maintain accurate prospect, resident, and leasing records.
  • Support move-in and move-out coordination.
  • Walk available units and ensure apartments are ready to show.
  • Assist with resident questions, concerns, and general customer service.
  • Work with maintenance and management to communicate property needs.
  • Help monitor occupancy, availability, traffic, applications, and leasing goals.
  • Represent the property and company in a positive, professional manner.

Ideal Candidate:
  • Strong customer service, sales, leasing, or property management experience preferred.
  • Comfortable talking with people in person, by phone, text, and email.
  • Friendly, professional, and able to build rapport quickly.
  • Organized and able to follow up consistently.
  • Able to multitask and manage a busy leasing pipeline.
  • Strong attention to detail with paperwork, applications, leases, and resident records.
  • Comfortable using computers, email, and property management or CRM systems.
  • Positive attitude and willingness to help wherever needed.
  • Self-motivated and able to work independently while still being part of a team.
  • Prior apartment leasing experience is helpful, but not required for the right person.

What Makes Someone Successful in This Role:
A successful Leasing Agent is someone who enjoys working with people, follows up quickly, stays organized, and understands that leasing is both customer service and sales. This person should be able to make prospective residents feel welcome, explain the value of the property, and help guide them through the application and move-in process.

Compensation & Benefits:
  • Starting salary of $52,000 annually.
  • Leasing bonus potential of approximately $15,000–$25,000 annually.
  • Health Insurance.
  • 401k + matching.
